A young city of 2000s and 2010s subdivisions in the Cedar Valley

According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Eagle Mountain has about 12,900 housing units and a median year built of 2012. About 83 percent are single-family detached houses, about 12 percent are attached homes and about 85 percent of homes are owner-occupied. The 2010s are the largest decade at roughly 42 percent, about 92 percent of the housing was built in 2000 or later, and almost none predates 1990, so most original doors and openers are 10 to 25 years old.

Wikipedia says investors bought about 8,000 acres in the Cedar Valley in 1994 and the town incorporated in December 1996 at 24 square miles; it now covers about 50 square miles at the western and northern bases of the Lake Mountains. It describes the northeastern Ranches area as milder and the City Center area near Fairfield as colder and drier. We could not verify homeowner associations, building materials or a historic district, so ask your neighbors or the city if you are not sure what applies to your street.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.

What Eagle Mountain weather does to a garage door

Wikipedia says Eagle Mountain's climate differs between the northeastern Ranches area, which is milder and closer to the Salt Lake and Utah valleys, and the City Center area in the Cedar Valley, where nights are significantly colder and there is less precipitation and more sunshine. It has no climate table. For numbers, nearby Lehi shows a January average high of 37 degrees and low of 16, a July average high of 90 and low of 55, and about 12 inches of precipitation a year, so treat those as a rough guide. Cold nights stiffen bottom seals and lubricant and load springs and cables.

Wind is the other test. In the September 8, 2020 windstorm, peak gusts reached about 99 mph in the Salt Lake area and more than 170,000 homes and businesses lost power, according to the Salt Lake Tribune. The article does not name Eagle Mountain, and we found no Eagle Mountain gust figure. Wind can bend a track or push a light door out of its frame, and an outage leaves the opener dead until you pull the manual release.

Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. After a windstorm, look over the tracks and panels before you run the opener.

  • Check the bottom seal before it freezes
  • Know where the manual release is for outages
  • Look over tracks and panels after a windstorm

Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Rules to know

Opener safety, permits and design rules in Eagle Mountain

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Eagle Mountain is its own city, so permits come from Community Development (Building, Planning and Neighborhood Improvement) at 3726 E. Campus Drive, Suites D and H, phone 801-789-6600, open Monday to Friday 7:30 a.m. to 5:30 p.m. Permits are applied for through the city's online portal, and the city says to get the right permits before any construction or remodeling project. Its building page does not mention garage doors, doors or openers, and a linked "What Requires a Permit?" sheet was not readable for us. We could not confirm whether a garage door replacement needs a permit, so ask Community Development before the work or visit eaglemountain.gov.

State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

FAQ

Eagle Mountain garage door repair: questions we hear

Is there garage door repair near me in Eagle Mountain?

Yes. Emil Garage Doors repairs garage doors in Eagle Mountain (ZIP 84005) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Eagle Mountain?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Eagle Mountain?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Eagle Mountain?

Eagle Mountain's ZIP code is 84005. Some nearby codes belong to Cedar Fort, Lehi and Saratoga Springs. Call us if you are not sure we reach your address.

Do you service garage doors in the Ranches and Silverlake?

Yes. The Ranches in the northeast and Silverlake on the east side are both part of Eagle Mountain. Tell us the door size when you call, because wide doors on larger homes need heavier springs, and we plan the visit.

Do you repair garage doors after a windstorm in Eagle Mountain?

Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
