A fast-growing foothill city, mostly built since 2000
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Herriman has about 18,000 housing units and a median year built of 2013. About 64 percent are single-family detached houses, about 18 percent are attached homes, about 16 percent are in buildings of five or more units and about 79 percent of homes are owner-occupied. The 2010s are the largest decade at roughly 52 percent, about 91 percent of the housing was built in 2000 or later, and about 5 percent dates from before 1990.
Wikipedia says Herriman was established in 1851 and stayed small until incorporation in 1999, when it had 1,523 people; it counted 55,144 in 2020. Rose Creek Estates, built from 1998, was the first subdivision, and the Rosecrest development later drove large-scale growth, including about 4,000 acres annexed in 2007 and the 933-acre Olympia area on the west side in 2022. We could not verify homeowner associations, building materials or a historic district, so ask your neighbors or the city if you are not sure what applies to your street.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

What Herriman weather does to a garage door
Wikipedia has no climate table for Herriman. For numbers, nearby Murray shows a January average high of 39 degrees and low of 25, a July average high of 89 and low of 67, and about 15.7 inches of precipitation a year. We could not verify a snowfall figure. Cold like that stiffens rubber bottom seals and lubricant and loads springs and cables, and summer heat is hard on openers and weatherstripping.
Fire and wind have both touched the city. Wikipedia says a tracer bullet fired during a National Guard exercise at Camp Williams started a wildfire of about 3,500 acres on September 19, 2010, which destroyed three homes and led to the evacuation of more than 1,200. In the September 8, 2020 windstorm, peak gusts reached about 99 mph in the Salt Lake area and more than 170,000 homes and businesses lost power, according to the Salt Lake Tribune, which does not name Herriman. Wind can bend a track, and an outage leaves the opener dead until you pull the manual release.
Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. After a windstorm, look over the tracks and panels before you run the opener.
- Check the bottom seal before it freezes
- Know where the manual release is for outages
- Look over tracks and panels after a windstorm

Opener safety, permits and design rules in Herriman
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Herriman is its own city, so permits come from the Building Department at 5355 W. Herriman Main Street, phone 801-446-5327, open Monday to Friday 7:30 a.m. to 5:30 p.m. The city says an addition or a remodel of all or part of a home needs a building permit and inspections, and it tells callers to phone the department about other work. The page does not mention garage doors, doors or openers. We could not confirm whether a garage door replacement needs a permit, so ask the Building Department before the work or visit herriman.gov.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Herriman garage door repair: questions we hear
Is there garage door repair near me in Herriman?
Yes. Emil Garage Doors repairs garage doors in Herriman (ZIP 84096) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Herriman?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Herriman?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Herriman?
Herriman's main ZIP code is 84096, and some addresses carry 84065, which mainly serves Riverton. Call us if you are not sure we reach your address.
Do you service garage doors in the newer Rosecrest and Olympia neighborhoods?
Yes. Rosecrest drove most of Herriman's growth after 1999 and the Olympia area on the west side was annexed in 2022. Tell us the door size when you call so we bring the right springs and plan the visit.
Do you repair garage doors after a windstorm in Herriman?
Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
