A foothill city of 1990s and 2000s homes, with a historic center on Pioneer Road
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Draper has about 17,400 housing units and a median year built of 2003. About 62 percent are single-family detached houses, about 16 percent are attached homes and about 18 percent are in buildings of five or more units, and about 69 percent of occupied homes are owner-occupied. The 1990s account for roughly 29 percent of the housing and the 2000s for another 35 percent, about 62 percent was built since 2000 and only about 5 percent before 1980, so many first-generation springs and openers are now 20 to 30 years old.
Wikipedia says Draper was settled in 1849, that the Wasatch Range rises to the east and Traverse Ridge to the south, and that the population grew from 7,257 in 1990 to 51,017 in 2020. It names Draper Historic Park on the site of the old fort, the Draper Historic Theatre from 1938 and the Draper Amphitheater on South Mountain. According to news reports, a 2008 fire north of Corner Canyon threatened more than 100 buildings on the east bench, and a June 2020 fire above Traverse Ridge led to prepare-to-evacuate notices in parts of SunCrest. We could not verify homeowner associations or building materials, so ask your neighbors or the city if you are not sure what applies to your street.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

What Draper weather does to a garage door
Wikipedia has no climate table for Draper. It says winters average 30 to 50 degrees and summers 80 to 100, that snow usually falls from November through March and that thunderstorms are common in July and August. For numbers, neighboring Sandy shows a January average high of 41 degrees and low of 22, a July average high of 95 and low of 61, and about 15.7 inches of precipitation a year. We could not verify a Draper snowfall figure. Cold like that stiffens rubber bottom seals and lubricant and loads springs and cables, and summer heat is hard on openers and weatherstripping.
Wind is the other test. In the September 8, 2020 windstorm, peak gusts reached about 99 mph in northern Utah and more than 170,000 homes and businesses lost power, according to the Salt Lake Tribune. The article does not name Draper, and we found no Draper gust figure. Wind can bend a track or push a light door out of its frame, and an outage leaves the opener dead until you pull the manual release. Homes near the foothills also see smoke when a hillside fire starts, and a power cut during a fire warning leaves the opener dead until you pull the manual release.
Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. After a windstorm, look over the tracks and panels before you run the opener.
- Check the bottom seal before it freezes
- Know where the manual release is for outages
- Look over tracks and panels after a windstorm

Opener safety, permits and design rules in Draper
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Draper is its own city, so permits come from the Building Division at 1020 E. Pioneer Rd., phone (801) 576-6399, open Monday to Friday 8 a.m. to 5 p.m. Applications go through the city's online portal. The city's page says it will not accept plans for new homes, townhouses, apartments, commercial buildings or twin homes unless a permit can be issued at submittal and a geotechnical report has been approved for the parcel. That is about new construction, and the page does not mention garage doors or openers. We could not confirm whether a garage door replacement needs a permit, so ask the division before the work or visit draperutah.gov.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Draper garage door repair: questions we hear
Is there garage door repair near me in Draper?
Yes. Emil Garage Doors repairs garage doors in Draper (ZIP 84020) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Draper?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Draper?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Draper?
Draper uses ZIP code 84020, according to Wikipedia. Call us if you are not sure we reach your address.
Do you repair garage doors in SunCrest and on the east bench?
Yes. The south and east sides sit against the foothills, where wind and, in some summers, smoke are part of life. Tell us the door width and your address when you call so we plan the visit.
Is Draper in Salt Lake County or Utah County?
Wikipedia says Draper lies in both Salt Lake County and Utah County. Tell us your address when you call and we confirm that we reach it.
Do you repair garage doors after a windstorm in Draper?
Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
