What Bluffdale weather does to a garage door
Wikipedia's chart for Bluffdale shows a January average high of 41 degrees and low of 25, and a July average high of 96 and low of 65, with a semi-arid climate. It gives no snowfall figure, so we could not verify one. Cold like that stiffens rubber bottom seals and lubricant and loads springs and cables, and a 96 degree July afternoon is hard on openers and weatherstripping.
Wind is the other test. In the September 8, 2020 windstorm, peak gusts reached about 99 mph in northern Utah and more than 170,000 homes and businesses lost power, according to the Salt Lake Tribune. The article does not name Bluffdale, and we found no Bluffdale gust figure. Wind can bend a track or push a light door out of its frame, and an outage leaves the opener dead until you pull the manual release.
Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. After a windstorm, look over the tracks and panels before you run the opener.
- Check the bottom seal before it freezes
- Know where the manual release is for outages
- Look over tracks and panels after a windstorm

A small river town that now has mostly new homes
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Bluffdale has about 5,800 housing units and a median year built of 2011. About 64 percent are single-family detached houses, about 21 percent are attached homes such as townhomes and about 77 percent of occupied homes are owner-occupied. The 2010s account for roughly 47 percent of the housing, about 74 percent was built since 2000 and only about 10 percent before 1980, so most doors here are still fairly young while the first openers from the 2000s are aging.
Wikipedia says the area was settled in 1848 and 1849, that the city was incorporated in 1978, and that the population rose from 7,598 in 2010 to 17,014 in 2020. It lists an adobe church from 1887 and 1888, a tithing house and a three-room schoolhouse from 1893, and a Jordan River Parkway trail and Wardle Fields Regional Park for recreation. We could not verify homeowner associations, building materials or neighborhood names, so ask your neighbors or the city if you are not sure what applies to your street.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Opener safety, permits and design rules in Bluffdale
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Bluffdale is its own city, so permits come through the city offices at 2222 West 14400 South, main line 801-254-2200. The city's building permit page says applications are submitted electronically and links an exempt-from-permit document and a requirements sheet for garages, barns and sheds. We did not read those documents, and the page does not mention garage door replacement or openers. We could not confirm whether a garage door replacement needs a permit, so ask the city before the work or visit bluffdale.gov.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Bluffdale garage door repair: questions we hear
Is there garage door repair near me in Bluffdale?
Yes. Emil Garage Doors repairs garage doors in Bluffdale (ZIP 84065) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Bluffdale?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Bluffdale?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Bluffdale?
Bluffdale uses ZIP code 84065, according to Wikipedia. Call us if you are not sure we reach your address.
Is Bluffdale in Salt Lake County or Utah County?
Wikipedia says Bluffdale lies mostly in Salt Lake County, with a portion in Utah County. Tell us your address when you call and we confirm that we reach it.
Do you repair garage doors on newer homes in Bluffdale?
Yes. The Census figures show about 56 percent of Bluffdale's housing was built since 2010, and many of those doors are on townhomes and two-car garages. Springs wear by cycles rather than age, so a busy family door can need new springs even on a young home.
Do you repair garage doors after a windstorm in Bluffdale?
Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
