A farming town that became a master-planned suburb

According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), South Jordan has about 27,400 housing units and a median year built of 2007. About 71 percent are single-family detached houses, about 15 percent are attached houses, about 12 percent are in buildings of five or more units and about 81 percent of homes are owner-occupied. Roughly 70 percent of the housing was built in 2000 or later, the 2010s are the largest decade at about 34 percent, and only about 9 percent dates from before 1980, so most doors here are newer and the work is often a first spring or opener replacement.

Wikipedia says Kennecott Land began the master-planned Daybreak community in 2004 across the western half of the city, with a lake, parks and pools owned by Daybreak's home owners association. It also describes the city as historically a farming town, with the first settler arriving in 1859. We could not verify the association's rules about garage doors or building materials, so check with the association before you change the color or style of a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.

  • Daybreak: check association rules before a style change

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What South Jordan weather does to a garage door

Wikipedia has no climate table for South Jordan. For numbers, nearby Murray shows a January average high of 39 degrees and low of 25, a July average high of 89 and low of 67, and about 15.7 inches of precipitation a year. We could not verify a snowfall figure. Cold like that stiffens rubber bottom seals and lubricant and loads springs and cables, and summer heat is hard on openers and weatherstripping.

Wind is the other test. In the September 8, 2020 windstorm, peak gusts reached about 99 mph in the Salt Lake area and more than 170,000 homes and businesses lost power, according to the Salt Lake Tribune. The article does not name South Jordan, and we found no South Jordan gust figure. Wind can bend a track or push a light door out of its frame, and an outage leaves the opener dead until you pull the manual release.

Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. After a windstorm, look over the tracks and panels before you run the opener.

  • Check the bottom seal before it freezes
  • Know where the manual release is for outages
  • Look over tracks and panels after a windstorm

Rules to know

Opener safety, permits and design rules in South Jordan

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. South Jordan is its own city, so permits come from the Building Department in Engineering & Building at 1600 W Towne Center Drive, phone 801-446-4357 (801-446-HELP), email SJCbuildingdepartment@sjc.utah.gov, with applications through the city's online portal. The department's page does not list which work needs a permit and does not mention garage doors or openers. The city's FAQ directs permit questions to the same phone number. We could not confirm whether a garage door replacement needs a permit, so ask the department before the work or visit sjc.utah.gov.

Daybreak. Wikipedia says Daybreak has a home owners association. We could not verify what it requires for garage doors, so check with the association before you change a door.

State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

FAQ

South Jordan garage door repair: questions we hear

Is there garage door repair near me in South Jordan?

Yes. Emil Garage Doors repairs garage doors in South Jordan (ZIP 84095) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in South Jordan?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in South Jordan?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in South Jordan?

South Jordan's main ZIP codes are 84095 and 84009, according to zip-codes.com. The code 84065 also lists South Jordan but mainly serves Herriman and Bluffdale. Call us if you are not sure we reach your address.

Do you repair garage doors in Daybreak?

Yes. Daybreak is the master-planned community in the western half of the city, and Wikipedia says it has a home owners association. We could not verify its door rules, so check with the association before changing the color or style of a door, and tell us when you call.

Do you repair garage doors after a windstorm in South Jordan?

Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
