West Jordan homes

A fast-growing city whose homes are mostly from the 1980s to the 2000s

According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), West Jordan has about 37,900 housing units and a median year built of 1995. About 71 percent are single-family detached houses, about 15 percent are in buildings of five or more units and about 77 percent of homes are owner-occupied. The 1990s and 2000s together account for roughly 47 percent of the housing, about 19 percent was built before 1980, and about 38 percent has been built since 2000, so many first-generation springs and openers are now 20 to 30 years old.

Wikipedia says the population grew from 4,221 in 1970 to 116,961 in 2020, and that the western neighborhoods of Welby, Copper Hills and Jordan Hills sit on the lower slopes of the Oquirrh Mountains and are growing quickly. It also names Gardner Village, built around mills from 1850, and Jordan Landing, a large mixed-use planned development. We could not verify homeowner associations, building materials or a historic district, so ask your neighbors or the city if you are not sure what applies to your street.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

Valley cold, summer heat and windstorms

What West Jordan weather does to a garage door

Wikipedia has no climate table for West Jordan. For numbers, nearby Murray shows a January average high of 39 degrees and low of 25, a July average high of 89 and low of 67, and about 15.7 inches of precipitation a year. We could not verify a snowfall figure. Cold like that stiffens rubber bottom seals and lubricant and loads springs and cables, and summer heat is hard on openers and weatherstripping.

Wind is the other test. In the September 8, 2020 windstorm, peak gusts reached about 99 mph in the Salt Lake area and more than 170,000 homes and businesses lost power, according to the Salt Lake Tribune. The article does not name West Jordan, and we found no West Jordan gust figure. Wind can bend a track or push a light door out of its frame, and an outage leaves the opener dead until you pull the manual release.

Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. After a windstorm, look over the tracks and panels before you run the opener.

  • Check the bottom seal before it freezes
  • Know where the manual release is for outages
  • Look over tracks and panels after a windstorm

Rules to know

Opener safety, permits and design rules in West Jordan

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. West Jordan is its own city, so permits come from the Building & Safety Division at 8000 S Redwood Road, phone 801-569-5050, generally open 8 a.m. to 5 p.m. Monday to Friday. The division's page says it handles permits and inspections for new construction, additions, remodels, alterations and demolitions and tells people to call to ask whether a project needs a permit. It does not mention garage doors or openers. We could not confirm whether a garage door replacement needs a permit, so ask the division before the work or visit westjordan.utah.gov.

State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

FAQ

West Jordan garage door repair: questions we hear

Is there garage door repair near me in West Jordan?

Yes. Emil Garage Doors repairs garage doors in West Jordan (ZIP 84088) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in West Jordan?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in West Jordan?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in West Jordan?

West Jordan's ZIP codes are 84081, 84084 and 84088, according to zip-codes.com. Call us if you are not sure we reach your address.

Do you repair garage doors in Copper Hills and Welby?

Yes. Wikipedia names Welby, Copper Hills and Jordan Hills as the western neighborhoods on the lower slopes of the Oquirrh Mountains. Call with your address and we confirm the visit window.

Do you repair garage doors after a windstorm in West Jordan?

Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
