Entry-level homes from the 1950s and 1960s, then a western build-out
According to the Census Bureau's 2020-2024 American Community Survey, Roy has about 13,600 housing units and a median year built of 1986. About 24 percent were built before 1970, about 22 percent in the 1990s and about 15 percent in the 2000s. About 79 percent are single-family detached houses and about 84 percent of occupied homes are owner-occupied, so most doors belong to the people living behind them.
Wikipedia says heavy growth in the 1950s and 1960s filled the eastern bench with entry-level homes, and that construction shifted to the west side from the 1980s until about 2005. That gives Roy two broad groups of garage doors: older ones on the bench, where original springs and openers may be 50 or 60 years old, and doors from the 1980s to 2000s on the west side. We could not verify any neighborhood or association rules.
Give us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.
- Original springs and openers on bench-era homes
- Doors from the 1980s to 2000s on the west side

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

What Roy weather does to a garage door
Wikipedia's Roy article, which draws on weather.com, gives a July mean daily high of 94 degrees, a January mean daily low of 19, a record low of minus 26 and about 18 inches of precipitation a year. The nearby Ogden-Hinckley Airport normals show snow usually starting in late October or early November and ending in April. Cold stiffens rubber seals and lubricant, and the swing from summer heat to winter cold works springs and cables.
Wind can reach Roy. Gusts up to 70 mph hit Weber County on April 30 to May 1, 2016, according to KSL, and a Fox 13 report says a May 2016 storm snapped a power line near 4800 South and 3900 West in Roy and cut power there. The Weber County Sheriff's Office reported no other significant damage from that storm. During the September 8, 2020 windstorm the Utah Highway Patrol restricted semitrailer travel in Weber and Davis counties, according to the Deseret News.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. If the door is slow or noisy on a cold morning, check the bottom seal for stiff or cracked spots before you call.
- Lubricate rollers and hinges before winter
- Check the bottom seal for cracks
- Know where the manual release is for outages

Opener safety, permits and design rules in Roy
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Roy is its own city, so permits come from Roy Community Development / Building Permits & Inspections at 5051 South 1900 West, phone (801) 774-1040 (royutah.gov). The city says a permit is needed to construct, enlarge, alter, repair or move a building, and lists replacing windows or doors if changing sizes among its online permits. It does not mention garage doors or openers, so we could not confirm whether a same-size garage door replacement needs a permit. Ask the department before the work.
State rules. Under Utah Code 58-55-305, repair or improvement work on a building valued under $7,000, labor and materials together, may be done without a contractor license. On a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrical contractor or journeyman who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Roy garage door repair: questions we hear
Is there garage door repair near me in Roy?
Yes. Emil Garage Doors repairs garage doors in Roy (ZIP 84067) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Roy?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Roy?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Roy?
Roy's main ZIP code is 84067. Call us with your address if you are not sure we reach it, especially near the borders with Hooper, Clinton and Riverdale.
What does wind do to a garage door in Roy?
Strong gusts can push a light door out of its track, bend the track and strain the opener. If your door shakes, scrapes or has come off the track, stop using the opener and call us.
Do you service older bench homes in Roy?
Yes. Wikipedia says the eastern bench filled with entry-level homes in the 1950s and 1960s, so many original springs, cables and openers there are well past their expected life. We inspect them, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
