Craftsman-era streets, 1970s ranches and newer subdivisions
According to the Census Bureau's 2020-2024 American Community Survey, Bellingham has about 43,800 housing units. About 48 percent are single-family homes, and only about 45 percent of occupied homes are owner-occupied, which fits a university city with Western Washington University inside it. The median year built is 1986, with about 28.5 percent of units built before 1970 and about 46 percent in 1990 or later.
Older craftsman and bungalow-era homes stand in the historic neighborhoods, ranches and split-levels from the 1970s through the 1990s fill much of the middle, and newer subdivisions have grown in Cordata, Meridian and Samish. The city has eight National Register historic districts, and the rules the city lists for the two Fairhaven districts are described below. Many original doors and openers are old enough to need new springs or cables.
Tell us your cross street and whether the door is a single, a double or a pair. Older openings are not always standard sizes, so we measure before we order a new door.
- Original springs and openers on 1970s to 1990s homes
- Older openings that need measuring
- Review rules in the Fairhaven districts

What Bellingham weather does to a garage door
Wikipedia's 1991-2020 normals for Bellingham International Airport give about 34.7 inches of precipitation a year over roughly 168 wet days, with November the wettest month at 5.2 inches, plus about 10 inches of snow. Wikipedia also says Bellingham has the lowest average sunshine of any U.S. city, so surfaces dry slowly. Damp air rusts springs, cables, hinges and roller bearings and brings mildew and wear to bottom seals.
Cold and wind come in bursts. Wikipedia describes Arctic air funneling through the Fraser Canyon, called a north-Easter, and a November 2006 event with winds of 30 to 48 mph. Cascadia Daily reported gusts up to 56 mph in Whatcom County in February 2023, with an outage in South Bellingham, and October 2022 wildfire smoke gave Bellingham an average air quality reading of 107. A cold snap stiffens weatherstripping and raises the load on springs and openers, wide doors catch the wind, and during an outage you lift the door by hand.
Twice a year, wipe the tracks, lubricate the rollers and hinges and check the bottom seal for mildew or gaps. Before a forecast freeze, make sure the door moves freely by hand.
- Check bottom seals for mildew and gaps
- Lubricate rollers and hinges twice a year

Real reviews from our Google listing, copied as the customers wrote them.
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Bellingham is its own city. The Permit Center's phone is 360-778-8300, its email is permits@cob.org, and permits and inspections run through the city's online system at cob.org. The city permit pages we read do not mention garage doors, so we could not confirm whether a garage door or opener replacement needs a permit; call the Permit Center if you plan to change the opening size or add electrical work. The city's Historic Preservation Commission reviews the Fairhaven Historic District and the Fairhaven Design Review District. We could not verify whether garage doors are covered there, so ask the city before you change a door in either.
State rules. Washington requires a business that repairs or improves structures attached to land to register with the state Department of Labor & Industries (RCW 18.27), and the Verify a Contractor lookup at lni.wa.gov shows a business's registration. The electrical rule in RCW 19.28.041 covers installing electrically operated equipment; we could not confirm whether swapping a plug-in opener is covered.

Bellingham garage door repair: questions we hear
Is there garage door repair near me in Bellingham?
Yes. Emil Garage Doors repairs garage doors in Bellingham (ZIP 98225) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Bellingham?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Bellingham?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Bellingham?
Bellingham's street ZIP codes are 98225, 98226 and 98229. The codes 98227 and 98228 are for PO boxes only. Call us if you are not sure we reach your address.
Do I need approval to change a garage door in Fairhaven?
The city's Historic Preservation Commission reviews the Fairhaven Historic District and the Fairhaven Design Review District. We could not verify whether garage doors are covered, so ask the city before you change a door there, and tell us when you call.
Does a cold snap hurt a garage door in Bellingham?
It can. Cold stiffens weatherstripping and lubricant and adds load to springs and the opener. If your door shakes, scrapes or strains in the cold, stop using the opener and call us.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
