What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

Wikipedia says most of the city slopes toward Puget Sound from about 400 feet along Pacific Highway, cut by the ravines of Des Moines Creek and Massey Creek, and describes Saltwater State Park, the Zenith and Woodmont neighborhoods, and the Redondo boardwalk. We could not verify building materials or named HOA communities, so tell us what your door looks like when you call.

What Des Moines weather does to a garage door
Des Moines sits on the east shore of Puget Sound, according to Wikipedia. The nearest official table, Sea-Tac's 1991-2020 normals, shows a July mean high of 77.4 degrees, a January mean low of 37.7, 39.34 inches of precipitation and 6.3 inches of snow a year; we found no Des Moines-only figures. Salt air and constant damp rust springs, cables, rollers and hinges and wear bottom seals.
Wikipedia says an F3 tornado injured one person near Saltwater State Park on December 12, 1969. The November 19, 2024 bomb cyclone cut power to more than 600,000 electric customers across the region at the peak, according to Shoreline Area News; we could not find a Des Moines-only count. When the power fails, the red manual-release cord is how you open the door by hand.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, check the track brackets before you run the opener.
- Wipe and lubricate rollers and hinges against rust
- Check track brackets after a windstorm

Opener safety, permits and design rules in Des Moines
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Des Moines is its own city. The Building Division is part of Community Development at 21630 11th Avenue South, Suite D, phone (206) 870-7576. The city's own Q&A memo says to call the Building Division if you are unsure whether you need a permit, and lists work that normally needs none, such as small sheds, fences up to 6 feet, retaining walls up to 4 feet and finish work like painting and cabinets; it does not name garage doors, doors or openers, so we could not confirm a garage-door-specific rule. The memo says contractors need a City of Des Moines business license before work. Ask the city at desmoineswa.gov before a replacement. We also could not verify local wind-load, historic or HOA rules.
State rules. Washington requires construction contractors, general or specialty, to register with the Washington Department of Labor & Industries. L&I's contractor page lists a $30,000 bond for general contractors and a $15,000 bond for specialty contractors, general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

Des Moines garage door repair: questions we hear
Is there garage door repair near me in Des Moines?
Yes. Emil Garage Doors repairs garage doors in Des Moines (ZIP 98198) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Des Moines?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Des Moines?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Des Moines?
Des Moines, Washington has two street ZIP codes, 98198 and 98148, both standard street ZIPs according to zip-codes.com. They also carry Burien, Normandy Park and SeaTac addresses, so call us if you are not sure we reach yours.
Do I need a permit to replace a garage door in Des Moines?
We could not confirm a garage-door-specific rule. The city's memo lists work that normally needs no permit and does not name garage doors, and it says to call the Building Division at (206) 870-7576 if you are unsure.
Do you service garage doors near the marina and Saltwater State Park?
Yes. Des Moines sits on the east shore of Puget Sound, and salt air and damp speed rust on springs, cables and hinges, so we check the hardware for corrosion. Tell us your cross street when you call.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
