According to the Census Bureau's 2020-2024 American Community Survey (5-year), Kent has about 49,700 housing units and a median year built of 1985. About 22 percent were built before 1970 and about 40 percent in 1990 or later; the 1980s, 1990s and 1970s are the biggest decades. About 52 percent of units are single-family detached houses, about 34 percent are in buildings of five or more units, the survey counts 1,458 mobile homes, and 57.2 percent of occupied homes are owner-occupied. The survey puts the median owner-occupied home value at $587,800.
Wikipedia divides Kent into West Hill along I-5, the Valley, which is mostly industrial and commercial with some medium-density housing, and mostly residential East Hill; the Panther Lake area, about 5 square miles and 24,000 residents, was annexed on July 1, 2010. What Kent weather does to a garage door
Wikipedia gives Kent a warm to cool-summer Mediterranean climate and says flooding from the Green and White Rivers was a constant problem until the 1906 flood moved the White River and the Howard A. Hanson Dam was built in 1962. The nearest official table, Sea-Tac's 1991-2020 normals, shows a July mean high of 77.4 degrees, a January mean low of 37.7, 39.34 inches of precipitation and 6.3 inches of snow a year; we found no Kent-only figures. Constant damp rusts springs, cables, rollers and hinges and wears bottom seals.
After the November 19, 2024 bomb cyclone, iLoveKent reported that the city announced at least eight road closures from fallen trees, trees in power lines and a leaning pole, and that all Kent School District schools closed on November 20. Puget Sound Energy reported 416,488 customers without power across its service area that morning and warned of a multiple-day outage; we could not find a Kent-only count. When the power fails, the red manual-release cord is how you open the door by hand.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, check the track brackets before you run the opener.
- Wipe and lubricate rollers and hinges against rust
- Check track brackets after a windstorm
- Know where the manual release is

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

Opener safety, permits and design rules in Kent
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Kent is its own city. A city document seen in search results lists the Permit Center at the Centennial Building, 400 W Gowe Street, phone 253-856-5300; we could not read the city's own exemption list or confirm current hours, so confirm both at kentwa.gov. A third-party permit guide says a same-size door replacement is typically exempt in Kent, but it is not an official source and does not name garage doors, so we could not confirm a garage-door-specific rule; ask the Permit Center before the work. We also could not verify local wind-load, historic or HOA rules.
State rules. Washington requires construction contractors, general or specialty, to register with the Washington Department of Labor & Industries. L&I's contractor page lists a $30,000 bond for general contractors and a $15,000 bond for specialty contractors, general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

Kent garage door repair: questions we hear
Is there garage door repair near me in Kent?
Yes. Emil Garage Doors repairs garage doors in Kent (ZIP 98032) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Kent?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Kent?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Kent?
Kent's street ZIP codes are 98030, 98031, 98032 and 98042; ZIPs 98035, 98064 and 98089 are PO boxes only. According to zip-codes.com, 98042 also carries Covington and Lake Sawyer addresses and 98032 carries Midway and Woodmont Beach, so call us if you are not sure we reach yours.
Do I need a permit to replace a garage door in Kent?
We could not confirm a garage-door-specific rule. We could not read the city's own exemption list, so ask the Kent Permit Center at 253-856-5300 before a replacement.
Do you service garage doors on East Hill, West Hill and the Valley?
Yes. Wikipedia divides Kent into those three areas, and the Panther Lake area was annexed in 2010. Tell us your cross street when you call and what the door does, and we book the soonest visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
