SeaTac homes

Homes from the 1960s and 1970s, plenty of apartments, and a majority of renters

According to the Census Bureau's 2020-2024 American Community Survey (5-year), SeaTac has about 12,900 housing units and a median year built of 1972. About 47 percent were built before 1970 and about 25 percent in 1990 or later; the 1960s and 1970s are the biggest decades. About 42 percent of units are single-family detached houses, about 43 percent are in buildings of five or more units, and the survey counts 588 mobile homes. Only 46.5 percent of occupied homes are owner-occupied, so most households rent. The survey puts the median owner-occupied home value at $519,700.

Wikipedia names Angle Lake, Bow Lake, McMicken Heights and Riverton Heights among the communities that existed before the city incorporated in 1990, and describes Seattle-Tacoma International Airport as sitting inside the city. We could not verify building materials or named HOA communities, so tell us what your door looks like when you call.

Give us your cross street, the number of doors and what yours does when you press the button, and we book the soonest visit. Because most SeaTac households rent, ask your landlord or property manager first; we can speak to them directly.

What SeaTac weather does to a garage door

Wikipedia's Seattle article gives 1991-2020 normals for the Sea-Tac weather station: a July mean high of 77.4 degrees, a January mean low of 37.7, 39.34 inches of precipitation and 6.3 inches of snow a year. Constant damp rusts springs, cables, rollers and hinges and wears bottom seals.

Shoreline Area News reported a gust of 59 mph at SeaTac in the November 19, 2024 bomb cyclone, when more than 600,000 electric customers across the region lost power at the peak; we could not find a SeaTac-only outage count. When the power fails, the red manual-release cord is how you open the door by hand.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, check the track brackets before you run the opener.

  • Wipe and lubricate rollers and hinges against rust
  • Check track brackets after a windstorm
  • Know where the manual release is

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Rules to know

Opener safety, permits and design rules in SeaTac

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. SeaTac is its own city. The Permit Center is on the third floor of City Hall, 4800 South 188th Street, phone 206-973-4750 (City Hall main line 206-973-4800). The city's permits page lists applications and a residential remodel checklist but does not say which work is exempt or mention doors or garage doors, and the MyBuildingPermit.com tip sheet that SeaTac shares with other cities says a permit is required for work not on its exempt list, which names no doors or openers. We could not confirm a garage-door-specific rule; ask the Permit Center at seatacwa.gov before the work. We also could not verify local wind-load, historic or HOA rules.

State rules. Washington requires construction contractors, general or specialty, to register with the Washington Department of Labor & Industries. L&I's contractor page lists a $30,000 bond for general contractors and a $15,000 bond for specialty contractors, general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

FAQ

SeaTac garage door repair: questions we hear

Is there garage door repair near me in SeaTac?

Yes. Emil Garage Doors repairs garage doors in SeaTac (ZIP 98188) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in SeaTac?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in SeaTac?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in SeaTac?

SeaTac's ZIP codes are 98148, 98158, 98168, 98188 and 98198, all standard street ZIPs according to zip-codes.com; 98158 is the airport ZIP. They also carry Burien, Des Moines, Tukwila and Normandy Park addresses, so call us if you are not sure we reach yours.

Do I need a permit to replace a garage door in SeaTac?

We could not confirm a garage-door-specific rule. The city's pages do not name garage doors, so ask the SeaTac Permit Center at 206-973-4750 before a replacement.

Can a renter in SeaTac get a garage door repaired?

Yes. Most SeaTac households rent. Ask your landlord or property manager first, then give us their contact and we speak to them directly about the repair and the price.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
