What customers say

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

What Maple Valley weather does to a garage door
Wikipedia's Maple Valley climate table, which uses the Landsburg station, shows about 59.7 inches of precipitation a year over about 186 days, with November and December the wettest months and July the driest. January mean highs run about 45.7 degrees and July mean highs about 77, with January mean lows near 33. The page gives no snowfall figure. That much rain rusts springs, cables, rollers and hinges and wears bottom seals.
During the November 19-20, 2024 bomb cyclone, gusts reached nearly 80 miles per hour and more than 474,000 Puget Sound Energy customers lost power across the region, according to the Valley Record, whose North Bend source said Maple Valley and Issaquah were hit even harder than North Bend. When the power fails, the red manual-release cord is how you open the door by hand.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, check the track brackets before you run the opener.
- Wipe and lubricate rollers and hinges against rust

Opener safety, permits and design rules in Maple Valley
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Maple Valley is its own city. City Hall is at 22017 SE Wax Road, Suite 101, phone 425-413-8800; the permit office keeps hours Monday to Thursday 9 am to 12 pm and 1 to 4 pm and asks you to call ahead, and permits@maplevalleywa.gov answers questions. The city's page says building permits are required for structural repairs and that staff can help you work out what you need. It lists no exemptions and does not mention doors or garage doors, so we could not confirm a garage-door-specific rule; ask the city at maplevalleywa.gov before a replacement. We also could not verify local wind-load, historic or HOA rules.
State rules. Washington requires construction contractors, general or specialty, to register with the Washington Department of Labor & Industries. L&I's contractor page lists a $30,000 bond for general contractors and a $15,000 bond for specialty contractors, general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

Maple Valley garage door repair: questions we hear
Is there garage door repair near me in Maple Valley?
Yes. Emil Garage Doors repairs garage doors in Maple Valley (ZIP 98038) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Maple Valley?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Maple Valley?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Maple Valley?
Maple Valley has one ZIP code, 98038. According to zip-codes.com the ZIP is a street ZIP and covers more ground than the city, so call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Maple Valley?
We could not confirm a garage-door-specific rule. The city says structural repairs need a permit but does not mention garage doors, so ask the city at 425-413-8800 before a replacement.
Do you service garage doors near Lake Wilderness and Four Corners?
Yes. Tell us your cross street when you call and what the door does, and we book the soonest visit. Maple Valley gets about 60 inches of rain a year, so we check springs, cables and hinges for rust.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
