A fast-growing city of homes built since 2000
According to the Census Bureau's American Community Survey (2020-2024 five-year estimates), Buckeye has about 35,300 housing units, with the median year built at 2011. About 39 percent of the housing went up in the 2010s, about 38 percent in the 2000s and nearly 14 percent since 2020, and about 86 percent of occupied homes are owner-occupied. Doors from the 2000s are now reaching the age when springs and openers fail.

| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

What Buckeye weather does to a garage door
Wikipedia's climate table for the Buckeye station (1971-2000 normals) gives a July mean daily high near 108 degrees and a January mean low near 37, with about 8 inches of rain a year. Extreme heat dries lubricant, bakes rubber seals and shortens the life of torsion springs.
On July 8, 2018 a monsoon storm knocked out power to about 21,000 APS customers, about 14,000 of them in Buckeye, according to news reports, with downed lines and trees and a dust storm. A long outage leaves you with a door you can only lift by hand, so know where your manual release is and ask us about a battery backup opener.
Twice a year, wipe the tracks and the sensor lenses, lubricate the rollers and hinges and test the safety reverse. After a dust storm, clear the grit from the tracks.
- Know where the manual release is
- Clean tracks and sensor lenses after dust
- Consider an opener with battery backup

Opener safety, permits and design rules in Buckeye
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Buckeye is its own city, so its rules come from the City of Buckeye. The Permit Center is at The Landing, 945 N. 215th Ave., Suite 137, phone 623-349-6200, open weekdays 8 a.m. to 5 p.m., website buckeyeaz.gov. The pages we found do not state a garage door rule, so we could not confirm whether a replacement, spring repair or opener swap needs a permit. Call the Permit Center before the work.
State rules. Arizona contractor law (A.R.S. 32-1121(A)(14)) lets someone without a contractor license do only "casual or minor" work whose total price, labor and materials together, is under $1,000, and only if the work needs no local building permit. We could not confirm which Registrar of Contractors classification covers garage door work. Check any contractor's license number at roc.az.gov.

Buckeye garage door repair: questions we hear
Is there garage door repair near me in Buckeye?
Yes. Emil Garage Doors repairs garage doors in Buckeye (ZIP 85326) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Buckeye?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Buckeye?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Buckeye?
Buckeye's street ZIP codes are 85326 and 85396. The city covers a very large area, so tell us your street address and cross street and we confirm we reach it.
Do you service garage doors in Verrado and other planned communities?
Yes. Verrado is one of several master-planned communities in Buckeye. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
What happens to my garage door in a power outage in Buckeye?
The opener stops, and you can only open the door by pulling the red manual release cord and lifting it by hand. We can show you how it works, and we can install a belt-drive opener with battery backup.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
