Subdivision homes from the 2000s, plus the older streets of Old Town
According to the Census Bureau's American Community Survey (2020-2024 five-year estimates), Avondale has about 31,500 housing units. About 74 percent are single-family detached houses and about 62 percent of occupied homes are owner-occupied. The median year built is 2002, and about 42 percent of the housing went up between 2000 and 2009. Many original springs, cables and openers on those homes are now 15 to 25 years old.
Old Town is the historic business district along Western Avenue, according to Wikipedia, and the city has grown around it since it became a town in 1946 and a city in 1959. We could not verify the name of any homeowner association or what an association requires for garage doors, so ask yours before you change a door style or color.

What Avondale weather does to a garage door
Wikipedia's climate table gives Avondale a July mean daily high of 105 degrees and a January mean low of 42, with about 9 inches of rain a year and a record high of 125. Heat dries out lubricant and rubber seals, softens plastic opener parts and wears torsion springs through thousands of cycles.
Monsoon storms bring wind and dust. News reports describe a storm in August 2026 that knocked down trees in Avondale. Grit packs the tracks and clouds the sensor lenses, and a storm outage leaves you with a door you can only lift by hand, so know where your manual release is.
Twice a year, wipe the tracks and the sensor lenses, lubricate the rollers and hinges and test the safety reverse. After a dust storm, clear the grit before you run the opener.
- Know where the manual release is
- Wipe tracks and sensor lenses after dust
- Lubricate rollers and hinges twice a year

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Opener safety, permits and design rules in Avondale
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Avondale is its own city, so its rules come from the City of Avondale. The Development Services Department is at 11465 W. Civic Center Drive, phone (623) 333-4000, website avondaleaz.gov/Developmentservices. The city documents we found do not name garage doors, springs or openers, so we could not confirm whether a replacement or an opener swap needs a permit. Call Development Services before the work.
State rules. Arizona contractor law (A.R.S. 32-1121(A)(14)) lets someone without a contractor license do only "casual or minor" work whose total price, labor and materials together, is under $1,000, and only if the work needs no local building permit. We could not confirm which Registrar of Contractors classification covers garage door work. Check any contractor's license number at roc.az.gov.

Avondale garage door repair: questions we hear
Is there garage door repair near me in Avondale?
Yes. Emil Garage Doors repairs garage doors in Avondale (ZIP 85323) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Avondale?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Avondale?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Avondale?
Avondale's street ZIP codes are 85323 and 85392. Tell us your cross street when you call and we confirm we reach your address.
Do you repair garage doors in Old Town Avondale?
Yes. Old Town along Western Avenue has some of the city's older homes, and original doors, tracks and openers there are the ones we replace most often. Tell us the cross street and what the door does.
Do monsoon storms damage garage doors in Avondale?
Strong wind can bend a track or push a light door out of its frame, and dust fouls sensors and rollers. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
