A planned lakeside city with a typical build year of 1995
According to the Census Bureau's 2020-2024 American Community Survey, Lake Havasu City has about 35,400 housing units, and about 76 percent are single-family detached houses. About 73 percent of occupied homes are owner-occupied and the median year built is 1995. About 20 percent of units are not occupied by a usual resident, a share that includes seasonal and second homes. A door that is used only part of the year still ages in the heat.
Robert McCulloch bought the land at Pittsburgh Point in 1958 and began the planned community, and London Bridge, which he bought in 1968, opened here in 1971, according to Wikipedia. Real-estate listings describe master-planned communities such as Havasu Riviera, with homeowner association dues. We could not verify how many associations the city has or what each requires, so check your association's rules before choosing a new door.
Tell us your cross street and the door size and we book the soonest visit. We weigh and balance the door before choosing springs, so the new set lifts it evenly.

What Lake Havasu City weather does to a garage door
Wikipedia's climate table, which uses NOAA 1991-2020 normals, gives Lake Havasu City a July mean daily high of 109.3 degrees and a mean low of 82.7, with a record high of 128 degrees on June 29, 1994. The city gets about 3,837 hours of sunshine a year and only 4.16 inches of rain. Heat and sun wear springs and cables, crack rubber seals and strain opener electronics in the garage.
Monsoon wind is the usual surprise. On August 3, 2014, a monsoon wind storm knocked out power to about 14,000 UniSource customers, and about 50 homes were still without power three days later, according to the Associated Press. Pull the manual release before you lift the door by hand, and only if the springs feel sound.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a long hot summer, check the bottom seal for cracks.
- Check the bottom seal after each summer
- Know where the manual release is
- Test the safety reverse twice a year

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Lake Havasu City is its own city, so its rules come from the city government of Lake Havasu City. The Building Division is at 2330 McCulloch Boulevard North, phone (928) 453-4148. The city's permit page lists work that needs a permit, such as patio covers, room additions and electrical rewires, and work that does not, such as minor repairs of non-structural items like hardware. It does not mention garage doors, openers or springs, so we could not confirm whether a garage door replacement needs a permit. Call the Building Division before the work or see the city's building permits page. The city has published amendments to the 2018 International Residential Code, and we could not confirm which edition is in force today.
Arizona rules. A search result for the Arizona Registrar of Contractors' classifications page says a contractor license is required when labor and materials cost more than $1,000 or when a permit is required. We could not open that page, so treat the $1,000 figure as unconfirmed. We also could not confirm which license classification covers garage door work. Check any contractor's license number at roc.az.gov.

Lake Havasu City garage door repair: questions we hear
Is there garage door repair near me in Lake Havasu City?
Yes. Emil Garage Doors repairs garage doors in Lake Havasu City (ZIP 86403) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lake Havasu City?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lake Havasu City?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lake Havasu City?
Lake Havasu City's standard ZIP codes are 86403, 86404 and 86406. ZIP 86405 is for PO boxes. Call us if you are not sure we reach your address.
Do you service homes in master-planned communities in Lake Havasu City?
Yes. Real-estate listings describe several master-planned communities, such as Havasu Riviera, with homeowner associations. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
Does monsoon wind damage garage doors in Lake Havasu City?
It can. Strong gusts can push a light door out of its track, bend a track section or cut the power to the opener. After a storm, look at the track and panels before you run the opener, and call us if the door shakes, scrapes or sits crooked.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
