A long river city of 1990s houses and manufactured homes
According to the Census Bureau's 2020-2024 American Community Survey, Bullhead City has about 25,200 housing units. About 53 percent are single-family detached houses and about 29 percent are mobile or manufactured homes, a far higher share than in most cities. About 70 percent of occupied homes are owner-occupied and the median year built is 1991, so many original garage doors and openers are now more than 30 years old.
The city covers about 60 square miles and runs roughly 15 miles along the Colorado River, so the drive from the Davis Dam end to Mohave Community College is a real one. Riviera is one of the oldest neighborhoods and one of the three communities, with Holiday Shores, that merged to form the city in 1984, according to Wikipedia.
Tell us your cross street and the door size, and we book the soonest visit. Older doors often need a new spring set and a tuned opener, so we weigh and balance each door before choosing parts.

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

What Bullhead City weather does to a garage door
Wikipedia's climate table, which uses NOAA 1991-2020 normals, gives Bullhead City a July mean daily high of 110.7 degrees and about 135 days a year at or above 100. The record high is 126 degrees. Long heat dries rubber seals and weatherstripping, works the springs and cables, and makes an opener motor labor in a hot garage. Opener makers list an operating temperature range for each model, so check the manual for yours.
Wind and power loss matter too. On September 4, 2022, a storm with gusts of 60 mph left about 36,000 Mohave Electric Cooperative customers without power in Bullhead City, Fort Mohave and Mohave Valley, and about 8,000 were still out the next afternoon, according to the Associated Press. Know where the red manual release cord is, and ask us about an opener with battery backup.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Each spring, look along the bottom seal for cracked or brittle rubber.
- Check seals and weatherstripping each spring
- Know where the manual release is
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Bullhead City
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Bullhead City is its own city, so its rules come from the City of Bullhead City. The Building Division in Development Services is at 2355 Trane Road, phone (928) 763-0124. The city has adopted the 2018 International Residential Code. Its July 2025 handout on work exempt from permits does not mention garage doors, openers or springs, and it says to assume a permit is needed for anything not on the list. We could not confirm whether a garage door replacement needs a permit, so call the Building Division before the work or visit bullheadcityaz.gov.
Arizona rules. A search result for the Arizona Registrar of Contractors' classifications page says a contractor license is required when labor and materials cost more than $1,000 or when a permit is required. We could not open that page, so treat the $1,000 figure as unconfirmed. We also could not confirm which license classification covers garage door work. Check any contractor's license number at roc.az.gov.

Bullhead City garage door repair: questions we hear
Is there garage door repair near me in Bullhead City?
Yes. Emil Garage Doors repairs garage doors in Bullhead City (ZIP 86442) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Bullhead City?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Bullhead City?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Bullhead City?
Bullhead City's main ZIP code is 86442. ZIP 86429 covers a very large area on the north side that reaches well beyond the city, so not every 86429 address is inside Bullhead City. Fort Mohave, south of the city, is a separate place with its own ZIP codes. Call us with your address if you are not sure we reach it.
Do you service garage doors on manufactured homes in Bullhead City?
Yes, where the home has a standard garage door. About 29 percent of Bullhead City's housing is mobile or manufactured homes, according to the Census Bureau's American Community Survey. Tell us the door width and what it is doing, and we plan the visit.
What do I do if the power is out and my garage door will not open?
Pull the red release cord to disconnect the door from the opener, then lift the door by hand with care. If it feels heavy or uneven, leave it down and call us, because the springs may be worn. A storm in September 2022 left about 36,000 customers in the area without power, so it pays to know where your release cord is.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
