What Kingman weather does to a garage door
Kingman sits at 3,471 feet on the eastern edge of the Mojave Desert. Wikipedia's climate table, which uses NOAA 1991-2020 normals, gives a July mean daily high of 98.7 degrees and a January mean low of 30.9, and the record high is 114 degrees, set on July 15, 2023. That gap of about 68 degrees between a July afternoon and a January morning moves metal parts, dries rubber seals and stiffens lubricant on cold mornings.
Winter weather is real here. The turn of 2014 to 2015 brought 6.5 inches of snow, and a March 2025 winter storm closed Interstate 40 near Kingman and left thousands without power, according to a Fox 10 report. Rain is light, about 8 inches a year, with most of it in the July to September monsoon. In an outage, pull the manual release before you lift the door by hand.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. If a cold morning makes the door slow or noisy, check the weatherstripping for stiff or cracked spots before you call.
- Lubricate rollers and hinges before winter
- Check weatherstripping after hot summers

Mid-1990s houses and a Route 66 downtown
According to the Census Bureau's 2020-2024 American Community Survey, Kingman has about 15,800 housing units, and about 76 percent are single-family detached houses. About 68 percent of occupied homes are owner-occupied and the median year built is 1995, so many original doors and openers have around 30 years of use behind them.
Downtown Kingman has a Commercial Historic District and about 50 buildings on the National Register of Historic Places, mostly near Beale Street and Andy Devine Avenue, according to Wikipedia. We could not verify whether changing an exterior door in the district needs review, so ask the city first. Real-estate listings name subdivisions such as Rancho Santa Fe and Kingman Crossing; we could not confirm whether any have association rules, so check yours before you pick a door style.
Give us your cross street and the door size, single, double or a pair, and we line up the soonest visit. Before choosing new springs we weigh the door, because a spring set that is off by a little will not lift it evenly.
- Original springs and openers on mid-1990s homes
- Newer subdivisions: ask about association rules
- Historic downtown: ask the city before changing a door

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

What your garage door is telling you in Kingman
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Kingman
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Kingman is its own city, so its rules come from the City of Kingman. Development Services is at 310 N. Fourth Street, and the permit line is (928) 753-8130. We could not find a city page saying whether a garage door replacement, spring job or opener swap needs a permit, so ask Development Services before the work at cityofkingman.gov. Since May 1, 2026, the city takes Development Services applications through its SmartGov portal. Homes outside the city limits fall under Mohave County Development Services, 3250 E. Kino Avenue, phone (928) 758-0707. We also could not verify whether exterior door changes in the downtown Commercial Historic District need review.
Arizona rules. A search result for the Arizona Registrar of Contractors' classifications page says a contractor license is required when labor and materials cost more than $1,000 or when a permit is required. We could not open that page, so treat the $1,000 figure as unconfirmed. We also could not confirm which license classification covers garage door work. Check any contractor's license number at roc.az.gov.

Kingman garage door repair: questions we hear
Is there garage door repair near me in Kingman?
Yes. Emil Garage Doors repairs garage doors in Kingman (ZIP 86401) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Kingman?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Kingman?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Kingman?
Kingman's standard ZIP codes are 86401 and 86409. ZIP 86402 is for PO boxes. Some outlying places use a Kingman mailing name with other ZIP codes, for example Golden Valley's 86413, and those addresses are outside the city. Call us if you are not sure we reach yours.
Do you serve Golden Valley and homes outside Kingman city limits?
We serve Kingman and nearby Golden Valley, so call with your address. For permit questions, homes outside the city limits fall under Mohave County, not the City of Kingman.
Does cold weather affect my garage door in Kingman?
Yes. Kingman has freezing winter nights, with a January mean low near 31 degrees, and cold stiffens lubricant and weatherstripping, so a door can run slow or noisy until it warms up. If it struggles all day, a spring or cable may be worn. Stop using the opener and call us.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
