A city of houses with condos and apartments mixed in
According to the Census Bureau's estimates (2024 one-year), Alhambra has about 35,100 housing units and a median year built of 1962. About 42 percent are detached single-family houses and 12 percent are attached homes, and the rest are in multi-family buildings, including condos and apartments downtown. About 41 percent of occupied homes are owner-occupied and 59 percent are rented.
Wikipedia, citing the San Gabriel Valley Tribune, says Alhambra is promoted as a city of homes, with Craftsman, bungalow, Spanish Mediterranean, Spanish Colonial Revival, Italian Beaux-Arts and Arts and Crafts houses. It also says the city has designated 26 single-family residential areas as historic neighborhoods, including the Bean Tract, Midwick Tract, Airport Tract and Emery Park. The source for that last sentence is an archived city page, and we could not confirm that any city design rule applies to garage doors there.
Houses of many styles and ages mean garage openings of many sizes, from older narrow bays to wide modern doors, plus shared garages at condos and apartments. We measure the opening and weigh the door before choosing springs, instead of assuming a standard set.
- Spring sets matched to each door's weight
- Older openers swapped for battery-backup models
- Condo and apartment garage doors

I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Alhambra's climate does to a garage door
We found no Alhambra weather station, so these are nearby figures. Wikipedia's San Gabriel station, next door, shows average daily highs up to 87.6 degrees in August, a record high of 112 and about 15.7 inches of rain a year, mostly in winter, and its Pasadena station shows highs up to 91.3 and about 20 inches. Alhambra sits at about 490 feet, where heat dries out lubricant and ages plastic parts, and winter rain settles into the lower tracks.
The January 2025 Santa Ana windstorm hit the San Gabriel Valley, and the City of Pasadena warned of 30 to 50 mph winds with widespread 60 to 80 mph gusts. We found no Alhambra gust reading, fire zone map or outage record, so we do not describe any here. A battery backup lets the door open when the power is out.
Before summer, wipe the tracks and add lubricant to the rollers and hinges. While you are there, look at the lift cables for frayed strands, and call us rather than touching the springs.
- Lubricate rollers and hinges before summer
- Wipe tracks and sensor lenses
- Test the battery backup twice a year

Battery backup, permits and design rules in Alhambra
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
Alhambra Community Development. The Building and Planning Divisions sit under Community Development, (626) 570-5034 or planning@alhambraca.gov, and City Hall's main line is (626) 570-5007 (alhambraca.gov). Permits are requested through the city's online Permit Portal. The city's pages do not mention garage doors, so we could not confirm a garage-door-specific permit rule. Ask the Building Division whether your door or opener swap needs a permit.
Design rules. The city's website lists Historic Preservation, Design Guidelines and Objective Design Standards, but we could not confirm that any of them applies to garage doors, including in the neighborhoods the city calls historic. If you live in one of those neighborhoods, ask before you order a new door.

Alhambra garage door repair: questions we hear
Is there garage door repair near me in Alhambra?
Yes. Emil Garage Doors repairs garage doors in Alhambra (ZIP 91801 and 91803) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Alhambra?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Alhambra?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Alhambra?
Alhambra street addresses use ZIP codes 91801 and 91803, and 91802 is for PO boxes only. We could not confirm whether those codes reach beyond the city limits, so tell us your street when you call.
Does a garage door replacement need a permit in Alhambra?
We could not confirm a garage-door-specific rule, because the city's Community Development page does not mention garage doors. Ask the Building Division at (626) 570-5034 whether your door or opener swap needs a permit before the work starts.
Can a handyman fix a garage door?
A handyman can often deal with a sensor that needs realigning or a worn roller. Springs and cables are under high tension and need a trained technician, so call us for those.
What is the most common problem with garage doors?
Broken torsion springs top the list, followed by snapped cables, worn rollers, misaligned sensors and doors that come off the track. On a door from the 1960s, expect more than one worn part.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Alhambra?
Yes. See gate repair and electric gate repair.
