Mission-town streets and houses from the 1950s

According to the Census Bureau's estimates (2020-2024 five-year), San Gabriel has about 13,800 housing units and a median year built of 1957. About 58 percent are detached single-family houses and 12 percent are attached homes, so roughly 70 percent are one-unit homes, and the rest are mostly small multi-family buildings. Owners and renters split almost evenly, at about 50 percent each.

The city's story starts with Mission San Gabriel Arcangel, established by the Spanish in 1771 under Junipero Serra, and San Gabriel was incorporated on April 24, 1913. City Hall and the Mission District are on Mission Drive, Valley Boulevard and Del Mar Avenue are named shopping streets, and San Gabriel Square is a 12-acre mall. Vincent Lugo Park and Smith Park are two of the city's parks.

Where the median home dates from the late 1950s, many garage doors are original or have been replaced once, and the opener, springs and rollers have usually had years of daily use. We check the full set rather than only the part that failed.

  • Original springs and rollers on 1950s homes
  • Opener replacement with battery backup
  • A full-door check, not only the failed part

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine Β· Google review

What San Gabriel's climate does to a garage door

Wikipedia's climate table for San Gabriel, from the San Gabriel Fire Department station and its 1991-2020 normals, shows a hot-summer Mediterranean climate. Average daily highs run from 68.2 degrees in February to 87.6 in August, about 15.7 inches of rain fall in a year, mostly in winter, and the record high is 112 degrees. At about 420 feet, the heat dries out lubricant and the winter rain settles into tracks and bottom seals.

The January 2025 Santa Ana windstorm hit the San Gabriel Valley, and the City of Pasadena warned of 30 to 50 mph winds with widespread 60 to 80 mph gusts. We found no San Gabriel gust reading, fire zone map or outage record, so we do not describe any here. When the power does go out, a battery backup lets the door open.

Once a season, wipe the dust off the tracks and the two sensor lenses near the floor, add lubricant to the rollers and hinges, and press the test button on the battery backup.

  • Lubricate rollers and hinges before the warm months
  • Wipe sensor lenses and tracks
  • Test the battery backup twice a year

Rules to know

Battery backup, permits and design rules in San Gabriel

Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.

HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.

San Gabriel permits. City Hall is at 425 S. Mission Drive (city permits page). The city lists (626) 308-2800 as its City Hall number, not a separate building line, so confirm which desk to ask for. The Building and Planning counter takes walk-ins from 8 to 11:30 a.m. and appointments from 1 to 5 p.m. The permits page does not mention garage doors, so we could not confirm a garage-door-specific permit rule. Ask before a replacement.

Historic review. A third-party summary of the city code says a Historic Preservation and Cultural Resource Commission exists and that major changes to landmarks, inventory-listed properties and historic districts need review, while minor items may get administrative clearance. We could not confirm whether a garage door counts as major or minor, so if your home is in a historic district or on the city's historic inventory, ask city Planning before changing the look of a garage door.

FAQ

San Gabriel garage door repair: questions we hear

Is there garage door repair near me in San Gabriel?

Yes. Emil Garage Doors repairs garage doors in San Gabriel (ZIP 91775 and 91776) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in San Gabriel?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in San Gabriel?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in San Gabriel?

San Gabriel street addresses use ZIP codes 91775 and 91776, and 91778 is for PO boxes only. We could not confirm whether those codes also cover addresses in neighboring cities, so tell us your street when you call.

Does a garage door replacement need a permit in San Gabriel?

We could not confirm a garage-door-specific rule, because the city's permits page does not mention garage doors. Call City Hall at (626) 308-2800 and ask for building or planning staff before a replacement.

Does my San Gabriel home need approval for a new garage door?

If your home is in a historic district or on the city's historic inventory, ask city Planning before you change the look of a garage door. Whether a door counts as a major or minor change is not confirmed.

Can a handyman fix a garage door?

A handyman can often deal with a sensor that needs realigning or a worn roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in San Gabriel?

Yes. See gate repair and electric gate repair.
