One-story home with three separate cream single-car garage doors, garage door replacement in west Azusa along Foothill Boulevard
Azusa homes

1970s houses, apartments and newer foothill neighborhoods

According to the Census Bureau's 2020-2024 estimates, the median home in Azusa was built in 1970. About 48 percent of homes are detached single-family houses, about 15 percent are attached, about 11 percent are in buildings of two to four units and about 22 percent are in buildings of five or more. Roughly 55 percent of occupied homes are owner-occupied, so calls come from owners, tenants and property managers.

Wikipedia says Azusa sits at the entrance to San Gabriel Canyon and calls itself The Canyon City. Azusa Avenue is State Route 39, Foothill Boulevard follows historic U.S. Route 66, and Azusa Pacific University is in the city. Trade and real-estate sources describe Rosedale as a master-planned community on the foothills where building began around 2006, so its homes are far newer than the citywide median.

Older 1970s doors and newer foothill doors need different work. Older ones tend to need worn original parts replaced, and newer ones usually need a balance, sensor and opener check. We inspect the whole door either way and explain each part before any work starts.

  • Balance and sensor checks on newer doors

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

Dry heat, wind and wildfire

What Azusa's canyon wind and fire risk do to a garage door

Wikipedia describes Azusa's climate as warm-summer Mediterranean with warm, dry summers, but we found no station-level highs or rainfall figures for the city, so we quote none. The Azusa Light & Water wildfire plan, updated June 15, 2022, gives an average hourly wind above 6.6 mph from November 9 to May 7 and an average of 8.1 mph on its windiest day, December 31. Those are annual averages, not Santa Ana gust figures.

CBS Los Angeles reported that the Fish Fire in June 2016 led to the evacuation of about 700 homes in Duarte and Azusa. Patch reported that on 15 October 2026 a fire near San Gabriel Canyon Road and Ranch Road reached an estimated 43 acres, threatened homes and led to a shelter at 340 N. Orange Ave; it gave no cause. Azusa runs its own electric utility, and its 2022 plan says no Azusa customer had lost service to an outside utility's shutoff as of that plan and rates a future shutoff as very low probability. A battery backup and a manual release are still worth having for any outage.

After a windy day or smoke, wipe dust and ash off the tracks and check that the two sensors near the floor still face each other. Once a season, oil the rollers and hinges and press the battery-backup test button.

  • Wipe dust and ash off tracks and sensors
  • Test the battery backup twice a year
  • Check the sensors after windy days

Rules to know

Battery backup, permits and design rules in Azusa

Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.

HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.

Azusa Building Division. City Hall is at 213 E. Foothill Boulevard, main phone (626) 812-5200 (azusaca.gov). The plan review and permit technician line is (626) 812-5234 and inspection requests are (626) 812-5223. The city's Building Permits page says a permit is required whenever a structure is erected, altered, repaired, moved, improved, converted or demolished, and lists exemptions such as small sheds, fences up to 6 feet (which still need Planning clearance), retaining walls up to 4 feet and painting. It does not mention garage doors, openers or gates either way, so we could not confirm whether a replacement needs a permit. Call (626) 812-5234 before a replacement. A city handout says a permit expires if work does not start within 180 days.

Fire zone. The city's Building Design Requirements page says areas of Azusa are located within the Very High Fire Hazard Severity Zone and sends you to CAL FIRE to check a site. The state's map dated March 24, 2025 lists about 1,699 acres of Azusa in that zone, about a quarter of the city by our own division of its land area. We could not confirm a garage-door rule that follows from the zone, so ask the Building Division if your address is near the foothills.

FAQ

Azusa garage door repair: questions we hear

Is there garage door repair near me in Azusa?

Yes. Emil Garage Doors repairs garage doors in Azusa (ZIP 91702) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Azusa?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Azusa?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Azusa?

Azusa uses ZIP code 91702, its only ZIP code. According to zip-codes.com the ZIP also covers some surrounding areas outside the city, so not every 91702 address is in Azusa. Call us if you are not sure we reach your address.

Does a garage door replacement need a permit in Azusa?

We could not confirm a garage-door-specific rule. The city's Building Permits page lists what needs a permit and what is exempt without naming garage doors or openers. Call the Building Division at (626) 812-5234 before a replacement and confirm the answer with the city.

Is Azusa in a high fire hazard zone?

Part of it is. The city's Building Design Requirements page says areas of Azusa are within the Very High Fire Hazard Severity Zone, and the state's March 2025 map lists about 1,699 acres, about a quarter of the city by our own division of its land area. Check your address with CAL FIRE or the city.

Can a handyman fix a garage door?

A handyman can usually sort out a dirty sensor or a squeaky roller. Springs and cables hold a lot of tension and can cause serious injury, so those jobs belong to a trained technician.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Azusa?

Yes. See gate repair and electric gate repair.
