Why gates in Azusa stop working
Some of these have a quick check you can try. If they do not solve it, call us.
| What you notice | Likely cause | What we do |
|---|---|---|
| Sliding gate jumps or scrapes on its track | Worn wheels, a dirty or bent track or a loose guide roller | Clean and straighten the track, replace wheels and rollers |
| Gate opens by itself or will not stay closed | A stuck input, a loop or sensor fault, or a loose latch | Trace the input, repair the sensor, realign the latch |
| Keypad or intercom is dead | Water in the unit, a wiring fault or a failed unit | Test the wiring, dry out or replace the keypad or intercom |
| Swing gate will not latch | The gate has dropped or the strike has moved | Realign the gate and the latch |
| Operator is slow or noisy | Dry hinges or bearings, a worn gear or arm, or a weak battery | Lubricate, replace the worn part, test the battery |
| Gate opens one way only | A limit setting, an obstruction or a failed board input | Reset the limits, clear the path, test the board |
Never stand in the path of an automatic gate while you test it.

Houses from around 1970, apartments and a newer foothill community
Azusa sits at the entrance to San Gabriel Canyon. According to the Census Bureau's 2020-2024 American Community Survey, the median home was built in 1970, about 48 percent of homes are single-family detached houses, about 22 percent are in buildings of five or more units, about 4 percent are mobile homes and about 55 percent of occupied homes are owner-occupied.
Rosedale, a master-planned community on the foothills with about 290 acres of open space, began building around 2006, according to Builder magazine and real-estate sources, and the city's project page describes its development as essentially complete. We could not confirm whether Rosedale's entries are gated, and the Azusa Light & Water wildfire plan names Mountain Cove as another foothill subdivision, so check your association's rules.
Whether yours is a 1970s house with its first gate, a newer foothill home or a shared apartment entry, we start with the gate itself and then test the operator, the sensors and the keypad or remote.
- Older gates on houses from around 1970
- Newer foothill subdivisions with keypads and remotes
- Shared entries at apartments and condos

What the foothills do to a gate
Wikipedia says Azusa has warm, dry summers, but we found no station-level temperature or rainfall figures, so we will not quote any. The Azusa Light & Water wildfire plan puts the average hourly wind above 6.6 miles per hour from November to early May, and a January 2014 brush fire driven by Santa Ana winds led about 3,700 people from Glendora and Azusa to evacuate, according to county officials quoted in news reports.
Azusa runs its own electric utility, and the plan says its feeders in the fire-threat area are underground and that no Azusa customer had lost service to an outside utility's shutoff when it was written. That does not rule out an outage, and one Southern California Edison line serving a substation could still be shut off. A fire or a power cut still calls for a gate with a working backup battery and manual release.
Test the backup battery and the manual release before fall, when the wind season starts.
- Test the backup battery before wind season
- Check that the manual release still works
- Clear leaves and dust from tracks and photo eyes

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

Permits, HOAs and emergency access in Azusa
City permits. The City of Azusa handles building permits at City Hall, 213 E. Foothill Boulevard, main number (626) 812-5200. The Building Division's permit technician line is (626) 812-5234, and Planning, which clears fences, is at (626) 812-5235, with details on azusaca.gov. The city says a permit is required whenever a structure is erected, altered or repaired, with exceptions such as fences up to 6 feet, which still need Planning clearance. The page does not mention gates or operators, so we could not confirm a gate-specific rule. Call the Building Division before a new gate or new electrical work.
Emergency access. Gates can affect how fire and police reach a property. Ask the local fire department about key switch or Knox box requirements before you install or change a locked entry.
HOAs. If your neighborhood has an HOA with an architectural review board, ask before you change the design or color of a gate. We can write a scope of work for the review.
Safety standard. Automatic gate operators are covered by the UL 325 safety standard, which calls for entrapment protection such as photo eyes or safety edges. We test those devices before the gate goes back into service.

Azusa gate repair: questions we hear
Is there gate repair near me in Azusa?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in Azusa (ZIP 91702) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in Azusa?
Yes. Electric gate repair near me in Azusa means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in Azusa?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
A humming operator with a gate that will not move usually means the gate is jammed or a part in the operator has failed, such as a capacitor or gear. Stop using it and call us before the motor burns out.
How much does gate repair cost in Azusa?
The price depends on what failed, the size and weight of the gate and the parts. We quote after we see the gate or photos, and before work starts.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP code do you serve in Azusa?
Azusa's only ZIP code is 91702. It also covers surrounding unincorporated areas and the Irwindale alias, so not every 91702 address is inside the city. Call us with your address if you are not sure we reach you.
Are parts of Azusa in a fire hazard zone?
Yes. The city's own Building Design Requirements page says areas of Azusa are in a Very High Fire Hazard Severity Zone and sends owners to CAL FIRE to check a site. The state's 2025 map lists 1,699 acres of Azusa in that zone, about a quarter of the city by our own division. A gate on those streets needs a backup battery and an easy manual release.
Does Azusa's own electric utility change how a gate is powered?
Not for the gate. An operator runs on the same household power. What matters is the backup battery and the manual release for the moments when any outage happens.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in Azusa too?
Yes. See garage door repair in Azusa for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
