Bakersfield homes

A big valley city of houses, townhomes and apartments built around 1990

According to the Census Bureau's 2020-2024 estimates, the median home in Bakersfield was built in 1990. About 72 percent of homes are single-family detached houses, about 3 percent are attached single-unit homes such as townhomes, and about 13 percent sit in buildings with five or more units. Roughly 61 percent of occupied homes are owner-occupied, so a good share of garage doors belong to a landlord or a tenant. The median owner-occupied home value is about $371,700. A door from around 1990 has often reached the end of its first springs.

Bakersfield is the Kern County seat and covers about 151 square miles, so a call from the Rosedale Highway corridor and a call from Panorama Drive can be a long drive apart. Downtown has the Fox Theater, which opened on Christmas Day 1930, according to Wikipedia. California State University, Bakersfield stands on Stockdale Highway in the west, and a developer's release calls Seven Oaks in the southwest a master-planned community. We could not verify which communities, if any, are gated.

Tell us the nearest cross street and whether the door is a single, a pair or part of a shared building, and we book the soonest visit. We weigh and balance each door before choosing springs. Oildale and Rosedale are separate unincorporated communities, not part of the city, but we serve them too.

Triple-digit summers, tule fog and wind

What Bakersfield conditions do to a garage door

NOAA's 1991-2020 normals, as Wikipedia cites them, put the average daily high at 98.3 degrees in July, with about 6.4 inches of rain a year, which makes Bakersfield a hot desert climate. KGET reported 61 days at 100 degrees or hotter in 2024, 24 of them in July, against a yearly average of 33 days (the station was not named). Wikipedia also says the tule fog season lasts about five months. Long heat dries out lubricant and rubber seals, which is general advice, not a Bakersfield statistic.

Bakersfield has a history of events that shook or blew on doors. The July 21, 1952 Kern County earthquake broke windows, brought down plaster and damaged the county jail, and a strong aftershock struck beneath the city that August, though the sources give different magnitudes and death counts. The Great Bakersfield Dust Storm of December 19 to 21, 1977 had a reported peak of 192 mph at Arvin and broke windows across Bakersfield. A past PG&E shutoff list also named parts of Bakersfield for forecast dry wind, and we did not verify how often that happens.

Before summer, wipe the tracks, oil the rollers and hinges and test the bottom seal. After a windy or dusty spell, clear grit from the tracks. Press the test button on the battery backup, and know where the manual release is for an outage.

  • Oil rollers and hinges before summer
  • Clear dust from the tracks after wind
  • Test the battery backup twice a year

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

Rules to know

Battery backup, permits and design rules in Bakersfield

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.

Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

City permits. Bakersfield is its own city, so its rules come from the City of Bakersfield Building Division, not Kern County. The division has a page at bakersfieldcity.us with an online permit application. A city form from 2008 lists the division at 1715 Chester Avenue with (661) 326-3720, and three directories repeat that number. The form is old and the city page did not load fully for us, so confirm the address and phone before you call. We could not confirm whether a garage door or opener replacement needs a permit, so ask the Building Division before the work.

Fire zones and historic buildings. We could not verify a Very High Fire Hazard Severity Zone or hillside rule for any named Bakersfield area. The Baker Street Branch Library and the Bakersfield Californian Building are on the National Register, and we found no residential historic-district rule for garage doors. If your home is near the Kern River bluffs or is an older property, ask the city first.

FAQ

Bakersfield garage door repair: questions we hear

Is there garage door repair near me in Bakersfield?

Yes. Emil Garage Doors repairs garage doors in Bakersfield (ZIP codes 93301, 93304 to 93309 and 93311 to 93314) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Bakersfield?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Bakersfield?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Bakersfield?

ZIP codes for Bakersfield include 93301, 93304, 93305, 93306, 93307, 93308, 93309, 93311, 93312, 93313 and 93314. Some of these reach outside the city: 93308 also serves Oildale, and 93312 serves part of Rosedale, both separate communities. We serve them too, so call us if you are not sure we cover your address.

Does a garage door replacement in Bakersfield need a permit?

We could not confirm a garage-door-specific permit rule for Bakersfield. Ask the City of Bakersfield Building Division whether your door or opener job needs a permit. A 2008 city form lists (661) 326-3720, so confirm that number first.

How does Bakersfield summer heat affect a garage door?

Bakersfield had 61 days of 100 degrees or hotter in 2024, according to KGET. Heat dries out lubricant and rubber, so a door can get noisy or start to bind. Oil the rollers and hinges, check the seal and call us if a spring looks stretched or a cable is frayed.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Bakersfield?

Yes. See gate repair and electric gate repair.
