Stucco houses from the 1980s and 1990s, plus townhomes and manufactured homes
According to the Census Bureau's 2020-2024 estimates, the median home in Cathedral City was built in 1988. About 67 percent of occupied homes are owner-occupied. Of 22,599 homes, about 56 percent are detached houses, about 10 percent are attached townhomes and about 11 percent are mobile or manufactured homes. A door from the late 1980s has usually seen its original springs and opener reach the end of their rated life.
Wikipedia says the city was incorporated in 1981 and names Highway 111 (Palm Canyon Drive), Date Palm Drive and Dinah Shore Drive among its main roads. Landmarks include Desert Memorial Park, Big League Dreams Sports Park and the Cathedral City Cove shopping center. Wikipedia describes Date Palm Country Club as a retirement community of manufactured homes. Listing sites call it age-qualified and gated, and call Cathedral Canyon Country Club a gated golf community, both weaker sources. A contractor page, also a weaker source, says many HOAs here regulate exteriors, so check your association's rules.
Townhome garages often share a driveway, and a manufactured-home garage or carport door may be lighter than a standard one. Tell us which you have and the cross street, and we book the soonest visit. We weigh and balance each door before choosing springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

What Cathedral City weather does to a garage door
Wikipedia's climate table for Cathedral City comes from two weather-data websites and names no station, so treat it as a weaker source. It puts the average July high at 107.6 degrees, the record at 122 and annual rainfall at 4.85 inches. Palm Springs reached a reported 124 degrees in July 2024, according to news reports that disagree between 123 and 124, and the National Weather Service issued excessive heat warnings that year that named Cathedral City.
Tropical Storm Hilary on August 20 and 21, 2023 made this a flood city. Fire Chief Michael Contreras said crews made 46 rescues between late Sunday and Monday afternoon, from mud and water up to 5 feet deep, according to an AP report. Crews used a bulldozer to reach a flooded care home and carried out 14 residents. As general advice, a low garage can take on water and mud, so let the door and opener dry before you run them. NBC Palm Springs also reported an August 2024 heat-wave outage that hit nearly 300 Cathedral City homes, so a battery backup matters. Pass winds reached gusts to 50 mph in February 2025 and up to 65 mph in a March 2024 advisory, valley-wide figures rather than city readings.
After a storm, clean silt off the tracks and the bottom seal and check that the door moves freely. Twice a year, oil the rollers and hinges and press the test button on the battery backup.
- Dry out the door and opener after flooding
- Know where the manual release is for outages
- Clean silt off tracks and the bottom seal

Battery backup, permits and design rules in Cathedral City
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Cathedral City is its own city, so its rules come from the City of Cathedral City, not Los Angeles or Riverside County. Pages seen only in search summaries list the Building and Safety Division at 68700 Avenida Lalo Guerrero, (760) 770-0340 and building@cathedralcity.gov. The city site did not open for us, so confirm the details at cathedralcity.gov. We could not confirm whether a garage door or opener replacement needs a permit, so ask Building and Safety before the work.
County areas and HOAs. According to a contractor guide, a weaker source, work in nearby unincorporated areas such as Thousand Palms and Sky Valley goes through Riverside County rather than the city. We could not verify a hillside, historic or fire-zone rule for Cathedral City. If you live in a country club or HOA community, check its door rules before you order.

Cathedral City garage door repair: questions we hear
Is there garage door repair near me in Cathedral City?
Yes. Emil Garage Doors repairs garage doors in Cathedral City (ZIP 92234) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Cathedral City?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Cathedral City?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Cathedral City?
Cathedral City homes use ZIP code 92234, according to zip-codes.com. ZIP code 92235 is for PO boxes only. We also serve nearby Rancho Mirage, Palm Springs and Desert Hot Springs, so call us if you are not sure we reach your address.
Does a garage door replacement in Cathedral City need a permit?
We could not confirm a garage-door-specific permit rule for Cathedral City. Call Building and Safety at (760) 770-0340, which a city page seen in search results lists, and confirm the number with the city first.
Should I have my garage door checked after a flash flood in Cathedral City?
Yes, if water or mud reached the garage. Let the door, the tracks and the opener dry before you run them. Tropical Storm Hilary in August 2023 flooded parts of the city. If the door sticks, sits crooked or makes a new noise, stop using it and call us, because a damaged spring or cable is dangerous to lift by hand.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Cathedral City?
Yes. See gate repair and electric gate repair.
