Spa-era cottages, newer tract houses and a master-planned west side

According to the Census Bureau's 2020-2024 estimates, the median home in Desert Hot Springs was built in 1990. About 51 percent of occupied homes are owner-occupied, so roughly half of households rent. About 64 percent of the city's 12,474 homes are single-unit detached houses, and about 8 percent are mobile homes. Springs are rated for a set number of open-and-close cycles, and doors from around 1990 are now reaching the end of that rating.

Wikipedia says the town was founded in 1941 and grew as a spa destination, with more than 80 spa hotels at its peak in the 1950s and 1960s. Palm Drive and Pierson Boulevard are the original town center, and Cabot's Pueblo Museum on Desert View Avenue is a city landmark. The city was incorporated in 1963. Wikipedia names the master-planned areas Mountain View Country Estates and Skyborne on the west edge. A listing site calls Skyborne gated, a weaker source, and we could not verify any association's door rules.

The city is spread over about 31 square miles, so a call from Skyborne and a call from the Palm Drive area can be several miles apart. Tell us the cross street and whether the door is a single, a pair or part of a shared lot, and we book the soonest visit. We weigh and balance each door before choosing springs.

  • Original parts on doors from around 1990

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

Yellow stucco home with a gray one-car paneled garage door, garage door opener repair near Desert Hot Springs in Cathedral City
High desert wind, long heat and rare rain

What Desert Hot Springs weather does to a garage door

Wikipedia's climate table uses 1981-2010 NOAA normals from Palm Springs International Airport, about 9 miles south and not in the city. It puts the average July high at 108.1 degrees, the record at 123 and annual rainfall at 4.83 inches. Wikipedia also says Desert Hot Springs runs about 5 to 7 degrees cooler than other Coachella Valley cities because of elevation and wind, so the table probably overstates the city's own temperatures. We did not find a city station.

Wind is the local issue, because the city sits next to the San Gorgonio Pass wind corridor. A Desert Sun report on March 2, 2024 recorded gusts of 63 mph in Desert Hot Springs, while the National Weather Service had a high wind advisory for the Coachella Valley, with gusts to 65 mph, and a windblown dust advisory. The article reported no damage. A wide door with a loose track or weak panel takes the load first. We did not verify wind averages for the city. As general advice, not a city statistic, long runs of 105-degree days wear openers, seals and plastic parts, and summer heat can interrupt power, so a battery backup matters.

Before windy season, check that track bolts are tight and the door sits square in the opening. Wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup.

  • Check track bolts and brackets before wind season
  • Test the battery backup twice a year
  • Keep sand off the tracks and the bottom seal

Rules to know

Battery backup, permits and design rules in Desert Hot Springs

Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.

Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Desert Hot Springs is its own city, so its rules come from the City of Desert Hot Springs, not Los Angeles or Riverside County. A city commercial plan-check form lists the Building & Safety Division at (760) 329-6411, but the city's pages give two different office addresses, so confirm the location and hours at cityofdhs.org before you go. The city's "Work Exempt From Permits" document exists, but we could not read it. We could not confirm whether a garage door or opener replacement needs a permit, so ask the Building & Safety Division before the work.

Fire, hillside and historic rules. We could not verify a fire hazard zone, hillside rule or historic district that affects garage doors in Desert Hot Springs. In Skyborne and other planned communities, check your association's door rules before you order.

FAQ

Desert Hot Springs garage door repair: questions we hear

Is there garage door repair near me in Desert Hot Springs?

Yes. Emil Garage Doors repairs garage doors in Desert Hot Springs (ZIP 92240 and 92241) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Desert Hot Springs?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Desert Hot Springs?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Desert Hot Springs?

Desert Hot Springs uses ZIP codes 92240 and 92241, according to zip-codes.com. ZIP code 92241 also covers the unincorporated areas of Desert Edge and Sky Valley, which are outside the city. Call us with your street and we confirm we reach it. We also serve nearby Cathedral City, Palm Springs and Yucca Valley.

Does a garage door replacement in Desert Hot Springs need a permit?

We could not confirm a garage-door-specific permit rule for Desert Hot Springs. Call the Building & Safety Division, and confirm the number and office address on the city website first, to ask whether your door or opener work needs one.

Can wind damage a garage door in Desert Hot Springs?

It can strain one. The city sits next to the San Gorgonio Pass, and a March 2024 wind event brought gusts of 63 mph to Desert Hot Springs, according to a Desert Sun report. If the door looks bent, sits crooked or a panel has come loose after a windy day, stop using it and call us.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Desert Hot Springs?

Yes. See gate repair and electric gate repair.
