Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney Β· Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine Β· Google review

Detached houses, attached townhomes and condo garages
According to the Census Bureau's 2020-2024 estimates, the median home in Palm Desert was built in 1985, the oldest median of the four desert cities we serve in this stretch of the valley. About 65 percent of occupied homes are owner-occupied. Roughly 38 percent of homes are detached houses and another 31 percent are attached, such as townhomes and condos, so many garages here sit in a row or share a driveway. Springs are rated for a set number of open-and-close cycles, and a door from the 1980s or 1990s has often used up that rating.
The Census counts about 37,000 housing units but only about 24,700 occupied households, so roughly a third of the homes are vacant on the day of the count. The Census does not say why. Wikipedia says Sun City Palm Desert, a gated 55-and-over community built by Del E. Webb from 1992 to 2003, sits just north of Interstate 10 on land outside the city limits. A real-estate blog says east Palm Desert has the city's newest gated communities. We could not verify which communities are guard-gated or what any association requires for a door.
Tell us the cross street and whether the door is a single, a pair or a shared condo bay, and we book the soonest visit. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced.
- Springs near their rated cycles on 1980s and 1990s doors

What your garage door is telling you in Palm Desert
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| The door is heavy and will not stay up | A spring has lost tension or broken | Replace the springs as a set and rebalance the door |
| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |
| The opener runs but nothing moves | A stripped gear, broken spring or a disconnected door | Test the opener, repair or replace the failed part |
| The door closes crooked | A stretched or slipped cable | Replace the cable and level the door |
| The remote works only close to the door | A weak battery, receiver or antenna | Replace the battery and test the receiver |
Do not run a door that is crooked or heavy.

What Palm Desert conditions do to a garage door
Wikipedia's climate table for Palm Desert uses the Indio Fire Station, not a station in the city. For 1991-2020 it puts the average daily high at 101.7 degrees in June, 105.8 in July and 105.2 in August, with 2.92 inches of rain a year. The record high is 125 degrees. We found no local study of heat and garage doors, so as general advice, not a Palm Desert figure, long hot summers age rubber seals, lubricant and plastic parts.
A National Weather Service wind advisory on April 14, 2021 warned the Coachella Valley of west winds of 25 to 35 mph, gusts to 50 mph and a few power outages. During Hilary on August 20 and 21, 2023, floodwater displaced at least 30 residents in Palm Desert's Spanish Walk neighborhood, per Wikipedia, and the city later approved a contract to expand a water retention basin. Southern California Edison serves the city, per local outage reports. When the power is out, use the manual release, and call us if you suspect a broken spring.
Before summer, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. Check the bottom seal after a monsoon storm or a windy week.
- Know where the manual release is
- Check the seal after wind and rain

Battery backup, permits and design rules in Palm Desert
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Palm Desert is its own city, so its rules come from the City of Palm Desert. City Hall is at 73510 Fred Waring Drive, and a search summary of the city's contact page lists (760) 346-0611. A search summary of the Permit Center page lists (760) 776-6435 for permits. The city site did not open for us, so confirm the numbers and hours at palmdesert.gov. We could not confirm whether a garage door or opener replacement needs a permit, so ask the Permit Center before the work.
Fire zones and associations. The city ran a comment period on fire hazard severity zones that ended June 12, 2025, and we could not verify which zones it adopted or whether yours is in one. Whatever the city requires, a homeowners association can set its own door rules, so check yours before you order.

Palm Desert garage door repair: questions we hear
Is there garage door repair near me in Palm Desert?
Yes. Emil Garage Doors repairs garage doors in Palm Desert (ZIP 92260 and 92211) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Palm Desert?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Palm Desert?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Palm Desert?
Palm Desert homes use ZIP codes 92260 and 92211. ZIP codes 92255 and 92261 are for PO boxes, and 92210 belongs to Indian Wells. We also serve nearby Rancho Mirage, Indian Wells, La Quinta and Indio, so call us if you are not sure we reach your address.
Does a garage door replacement in Palm Desert need a permit?
We could not confirm a garage-door-specific permit rule for Palm Desert. Call the Palm Desert Permit Center to ask whether your door or opener work needs a permit, and confirm the phone number on the city website first.
Will my Palm Desert HOA let me change my garage door?
We could not verify any Palm Desert association's rules. Many associations review the color and style of a replacement door, so ask yours for its guidelines before you order.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Palm Desert?
Yes. See gate repair and electric gate repair.
