Mostly single-family houses, many built since the 1980s
According to the Census Bureau's 2020-2024 estimates, the median home in La Quinta was built in 1999. About 76 percent of occupied homes are owner-occupied, and about 86 percent of all homes are one-unit houses or townhomes, so nearly every garage here belongs to a single household. Wikipedia describes rapid growth from the mid-1980s. The Census counts about 24,800 housing units but only about 16,000 occupied households, so roughly a third of the homes are vacant on the day of the count. The Census does not say why.
Wikipedia names PGA West, a golf complex opened in 1986, SilverRock Golf Resort, host of an annual PGA Tour event, and Griffin Ranch, an equestrian-oriented resort neighborhood. It does not call any of them gated, and a brokerage page says luxury homes in La Quinta are often in gated golf communities without naming them. We could not verify any community's gate or association rules for doors.
Tell us the cross street and whether the door is a single, a double or a three-car, and we book the soonest visit. We weigh and balance each door before choosing springs.
- Springs near their rated cycles on 1990s doors
- Wide doors on newer tract homes
- Opener replacement with battery backup

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

What La Quinta weather does to a garage door
La Quinta lies on the valley floor, surrounded on three sides by the Santa Rosa Mountains, and Wikipedia's climate table uses the Indio Fire Station. For 1981-2010 it gives an annual average high of 89.5 degrees, a record high of 125 and a record low of 13, with 3.44 inches of rain a year. Summer highs above 108 degrees are common. As general advice, not a La Quinta figure, long hot summers age rubber seals and lubricant.
The Imperial Irrigation District serves La Quinta. On March 15, 2021 a high wind warning with gusts near 60 mph left 18 transmission poles down and caused outages in La Quinta and nearby communities, according to KESQ. A National Weather Service advisory on April 14, 2021 warned of gusts to 50 mph across the Coachella Valley. When the power is out, use the manual release, and call us if you suspect a broken spring.
Before summer, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. Check the bottom seal after a windy week.

Battery backup, permits and design rules in La Quinta
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. La Quinta is its own city, so its rules come from the City of La Quinta. City Hall is at 78-495 Calle Tampico, and a search summary of the Building Division page lists (760) 777-7000 and buildingdivision@laquintaca.gov. The city site did not open for us, and two city pages gave different hours, so confirm the number and hours at laquintaca.gov. We could not confirm whether a garage door or opener replacement needs a permit, so ask the Building Division before the work.
Fire zones and associations. CAL FIRE's newer maps show a high-hazard patch between Indian Wells and La Quinta, according to the Coachella Valley Independent. We could not verify which zones the city adopted or whether your street is in one. A homeowners association can also set its own door rules, so check yours before you order.

La Quinta garage door repair: questions we hear
Is there garage door repair near me in La Quinta?
Yes. Emil Garage Doors repairs garage doors in La Quinta (ZIP 92253) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in La Quinta?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in La Quinta?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in La Quinta?
La Quinta homes use ZIP code 92253. ZIP codes 92247 and 92248 are PO-box ZIPs. We also serve nearby Indio, Indian Wells and Palm Desert, so call us if you are not sure we reach your address.
Does a garage door replacement in La Quinta need a permit?
We could not confirm a garage-door-specific permit rule for La Quinta. Call the La Quinta Building Division to ask whether your door or opener work needs a permit, and confirm the phone number with the city first.
Will my La Quinta HOA let me change my garage door?
We could not verify any La Quinta association's rules. Many associations review the color and style of a replacement door, so ask yours for its guidelines before you order.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in La Quinta?
Yes. See gate repair and electric gate repair.
