Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine Β· Google review

Stone and white-siding home with brown long-panel three-car garage doors, garage door replacement in south Chico near Notre Dame Boulevard
Chico homes

A college town of rentals, older neighborhoods and newer subdivisions

According to the Census Bureau's 2024 estimate, the median home in Chico was built in 1986. About 42 percent of households own their home and about 58 percent rent, and only about 46 percent of housing units are detached single-family houses. Many garages here therefore serve a duplex, an apartment building or a rental house, and the person who calls us is often a tenant who needs the owner to approve the work. California State University, Chico, founded in 1887, is a big part of that rental market.

The Census figure is a citywide median. Wikipedia describes the city as a flat valley floor with Bidwell Park running about five miles from the city center into the foothills. Older single-family streets sit near downtown and the park, and newer subdivisions lie to the east and north. Doors from the 1980s are now at the age when the original springs, rollers and openers wear out. We could not verify any named homeowners association in Chico, so if yours has one, check its door rules before you order a new door.

Tell us the cross street and whether the door belongs to a house, a duplex or a shared apartment lot, and we book the soonest visit. We weigh and balance each door before choosing springs.

  • Original parts on doors from the 1980s
  • Rental and shared apartment garages
  • Opener replacement with battery backup

What Chico conditions do to a garage door

Wikipedia's climate table for Chico, using NOAA normals for 1991-2020 from the Chico University Farm station, puts the average July high at about 95 degrees and August at 94.3, with June at 89.3 and January near 55. The record high is 117 degrees, set in July. Annual precipitation is about 27 inches, mostly in winter, and Wikipedia notes tule fog in autumn and winter. A National Weather Service excessive heat warning for the September 2022 heat wave listed Chico, and a news report said the northern valley takes the brunt of such heat. Heat dries out lubricant and ages seals and plastic parts.

The Camp Fire started on November 8, 2018 and destroyed most of nearby Paradise. According to ABC10, the city manager said Chico's population jumped about 20.7 percent as nearly 19,000 survivors moved in, and later reports say that gain was temporary. News outlets reported air-quality readings in Chico anywhere from about 198 to 450 in mid-November 2018, so the peak is not agreed. Smoke works into tracks and openers, so wipe them down after a smoky stretch. Dry offshore winds have also led PG&E to shut off power in Butte County. A November 2019 list included Chico, and September 2020 shutoffs covered 12,920 Butte County customers. An opener without a battery backup cannot lift the door when the power is out.

Twice a year, wipe the tracks and sensor lenses, oil the rollers and hinges, and press the test button on the battery backup. Know where your manual release is before the next shutoff.

  • Test the battery backup before fire season
  • Wipe tracks and sensor lenses after smoke
  • Oil rollers and hinges twice a year

Rules to know

Battery backup, permits and design rules in Chico

Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.

HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Chico is its own city, so its rules come from the City of Chico, not Butte County. The Building Division is on the second floor at 411 Main Street, and its page lists (530) 879-6700 and buildingdocs@chicoca.gov, with the permit counter open Monday to Friday, 8:00 to 11:30 a.m. and 1:00 to 5:00 p.m. The city's Building FAQ page does not mention garage doors or openers, and it says not all exempt projects are listed. We could not confirm whether a door or opener replacement needs a permit, so call the Building Division before the work or check chicoca.gov.

Fire hazard zones. The State Fire Marshal's recommended February 2025 map for local responsibility areas lists Chico with 1,699 acres of moderate, 4,849 acres of high and 2,956 acres of very high fire hazard, against 117 very high acres in the 2011 map, according to the state's table and a Chico News & Review report. We could not verify whether the city has formally adopted these zones. If your home is near the foothills or Bidwell Park, ask the city what applies.

FAQ

Chico garage door repair: questions we hear

Is there garage door repair near me in Chico?

Yes. Emil Garage Doors repairs garage doors in Chico (ZIP 95926, 95928 and 95973) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Chico?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Chico?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Chico?

Chico homes use ZIP codes 95926, 95928 and 95973. ZIP code 95927 is for PO boxes, and 95929 and 95976 each serve a single organization. We also serve nearby Durham, Paradise and Oroville, so call us if you are not sure we reach your address.

Does a garage door replacement in Chico need a permit?

We could not confirm a garage-door-specific permit rule for Chico. The city's Building FAQ page does not mention garage doors or openers and says not every exempt project is listed. Call the Chico Building Division at (530) 879-6700 to ask whether your job needs a permit.

Should I keep a battery backup on my opener in Chico?

It is a good idea here. PG&E has shut off power across Butte County during dry, windy weather, and a November 2019 list included Chico. An opener with a battery backup can still lift the door, and California Health and Safety Code 19892 already requires one on new openers.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Chico?

Yes. See gate repair and electric gate repair.
