Lakeside houses, older tracts and mobile-home lots

According to the Census Bureau's 2020-2024 estimates, the median home in Clearlake was built in 1976. About 60 percent of occupied homes are owner-occupied and about 64 percent of all homes are single-family houses. A large share, roughly 23 percent, are mobile homes. The median owner-occupied home value is about $214,200, so many owners weigh a repair against a full replacement. A door from the 1970s or 1980s has often outlived its first springs and opener.

Clearlake sits on the south and east shore of Clear Lake in Lake County, and Wikipedia describes it as a long, thin city. It took in the former community of Clearlake Park, and Clearlake Highlands is a district of the city. The city incorporated around 1980. What Clearlake weather does to a garage door

Wikipedia's climate table for Clearlake uses NOAA 1991-2020 normals from a cooperative station. It puts the July average high at 91.4 degrees and the January average high at 54.8, with January lows near 31.6. The record high is 114 degrees in June and the record low is 6 in December. Annual precipitation is 29.86 inches, with about 0.4 inches of snow. We did not verify wind averages. Hot summers and freezing winter nights stress rubber seals, lubricant and spring tension.

Lake County has had large wildfires, among them the Rocky Fire in July 2015, which started east of Clearlake, and the Valley Fire in September 2015. Wikipedia and local reports place these and the 2018 Pawnee Fire elsewhere in the county, and we did not verify that any of them burned inside the city. Smoke from them is regional, and we found no Clearlake-specific smoke measurement. A PG&E Public Safety Power Shutoff covered the City of Clearlake from around midnight on October 9, 2019, according to a local alert, and Lake County News reported warnings of four to five days to restore power. We did not verify how often this happens. A door opener needs a battery backup or a known release handle.

Before summer, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. Learn where the manual release is, and practice using it with the door closed.

  • Know where the manual release is
  • Test the battery backup twice a year
  • Oil rollers and hinges before summer

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

Rules to know

Battery backup, permits and design rules in Clearlake

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.

Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

City permits. Clearlake is its own city, so its rules come from the City of Clearlake, not Lake County. The Building Department at City Hall, 14050 Olympic Drive, lists (707) 994-8201, with building inspection at Ext. 110. Its page says permit applications go through the city's online portal and are no longer taken by mail, email or over the counter. The page does not mention garage doors, so we could not confirm whether a door or opener replacement needs a permit. Call the Building Department at (707) 994-8201 and check clearlake.ca.us.

Fire zones. The city's page does not address Very High Fire Hazard Severity Zones, wildland-urban interface rules or defensible space, so we could not verify whether your street is in a zone. We found no historic districts or hillside rules. If you are unsure, ask the Building Department.

FAQ

Clearlake garage door repair: questions we hear

Is there garage door repair near me in Clearlake?

Yes. Emil Garage Doors repairs garage doors in Clearlake (ZIP 95422) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Clearlake?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Clearlake?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Clearlake?

Clearlake homes use ZIP code 95422, according to zip-codes.com. ZIP areas do not always match city limits, so call us with your street and we confirm we reach it. We also serve nearby Lower Lake, Clearlake Oaks and Clearlake Riviera.

Does a garage door replacement in Clearlake need a permit?

We could not confirm a garage-door-specific permit rule for Clearlake, because the city's Building Department page does not mention doors. Call the Clearlake Building Department at (707) 994-8201 to ask whether your door or opener work needs a permit.

What should my garage door do during a power shutoff in Clearlake?

A PG&E shutoff covered the city in October 2019, so it helps to be ready. Use the manual release to open or close the door, and a battery backup on the opener keeps it running. If the door feels very heavy or will not stay up, stop and call us, because a broken spring is dangerous to lift by hand.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Clearlake?

Yes. See gate repair and electric gate repair.
