Valley-floor houses from the 1970s with a mix of rentals
According to the Census Bureau's 2020-2024 estimates, the median home in Ukiah was built in 1975. About 45 percent of occupied homes are owner-occupied, so most households rent. About 49 percent of the roughly 6,700 homes are detached houses, and about 8 percent are mobile homes. The median owner-occupied home value is about $458,400. Many doors here are close to fifty years old, and the original springs and opener have often been replaced once or are due.
Wikipedia calls Ukiah the county seat and the largest city in Mendocino County, in the Russian River valley at an elevation of 633 feet with US 101 running through it. The city was incorporated in 1876, and its name comes from the Pomo village name Yokaya, meaning deep valley or south valley. The Mendocino Winegrowers describe the Ukiah Valley around the city as the county's broadest grape-growing area. We could not verify any named homeowners association in the city.
The city is narrow on its east side, so we use the streets you give us rather than a map line. Tell us the cross street and whether the door is on a house, a rental or a mobile home lot, and we book the soonest visit. We weigh and balance each door before choosing springs.

What Ukiah weather does to a garage door
Wikipedia's climate table, based on NOAA 1991-2020 normals, shows average daily highs of about 57 degrees in January and December and about 91 in July, with an annual average high of about 73. The record high is 117 degrees, set in July and September. About 38.9 inches of rain fall in a year on about 77 days, mostly in winter. Heat wears on opener motors and remotes, and winter rain and cold are hard on rollers and weatherseal.
The 2018 Mendocino Complex, made up of the Ranch Fire and the River Fire, began on July 27, 2018 and burned 459,123 acres combined, according to Wikipedia. The Ranch Fire started about 8 miles northeast of Ukiah, and the complex destroyed 280 structures. Evacuations reached Potter Valley and parts of Hopland, and Wikipedia does not say Ukiah itself was evacuated. In October 2019 the Mendocino Voice reported that PG&E planned a Public Safety Power Shutoff for Ukiah and nearby valleys on October 9 and 10. Sources conflict on who supplies power to each address, and we did not verify outage frequency. A kymkemp.com report says about 12,000 PG&E customers in Humboldt and Mendocino counties lost power in a December 2025 wind storm. Smoke and evacuation warnings are part of life in the Ukiah Valley, so a battery backup and a known manual release matter. A December 5, 2024 offshore Cape Mendocino quake was felt across the North Coast and caused damage in Fort Bragg. We found no Ukiah-specific damage report.
Before summer, wipe the tracks, oil the rollers and hinges, and check the bottom seal. Press the test button on the battery backup and learn where the manual release is before you need it.

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Battery backup, permits and design rules in Ukiah
Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
City permits. Ukiah is its own city, so its rules come from the City of Ukiah, not Mendocino County. The Building Services Division is part of Community Development at the Civic Center, 300 Seminary Avenue, phone (707) 467-5786, email Buildingdivision@cityofukiah.com. Building inspection requests go to a message line at (707) 463-6739. City Hall is open Monday to Friday from 8 a.m. to noon and 1 to 5 p.m. at (707) 463-6200. See cityofukiah.com. We found no city page that mentions garage doors, so we could not confirm whether a replacement or an opener swap needs a permit. Ask Building Services before the work.
Other rules. We could not verify any historic-district, hillside or fire-hazard-zone rule for Ukiah. If your home is old, on a slope or on the edge of the valley, ask the city before you order a new door.

Ukiah garage door repair: questions we hear
Is there garage door repair near me in Ukiah?
Yes. Emil Garage Doors repairs garage doors in Ukiah (ZIP 95482) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Ukiah?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Ukiah?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Ukiah?
Ukiah homes use ZIP code 95482, according to zip-codes.com. That ZIP covers about 294 square miles, far more than the city, so it does not prove an address is inside Ukiah. ZIP code 95418 is a PO box ZIP whose main city is Calpella. Call us with your street and we confirm we reach it.
Does a garage door replacement in Ukiah need a permit?
We could not confirm a garage-door-specific permit rule for Ukiah, because we found no city page on garage doors. Call the Ukiah Building Services Division at (707) 467-5786 to ask whether your door or opener job needs a permit.
Should I worry about my garage door during wildfire smoke or a power shutoff in Ukiah?
Know where the manual release is and test it, and make sure your opener has a working battery backup. If you suspect a broken spring or cable, do not lift the door by hand, because the door is heavy and the spring is under high tension. Call us instead.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Ukiah?
Yes. See gate repair and electric gate repair.
