A planned city of neighborhood streets, duplexes and apartments
According to the Census Bureau's 2020-2024 estimates, the median home in Rohnert Park was built in 1982. Only about half of occupied homes, 49.9 percent, are owner-occupied, so about half are rented. About 46 percent of homes are detached houses and 10 percent more are attached, and the rest are apartments, condos and mobile homes, a bigger share of multi-unit housing than in the nearby cities. Many garages here sit on a shared lot or belong to a landlord.
Rohnert Park was incorporated on August 28, 1962, on the former Rohnert seed farm, according to Wikipedia. North Bay Biz, a third-party source, says the founders drew a master plan in the early 1950s on the neighborhood-unit idea for eight subdivisions, while Wikipedia dates the start of planned development to 1956 and 1957. North Bay Biz adds that streets in many neighborhoods begin with the same letter. We could not verify any homeowners association or gated community.
When the owner and the tenant are different people, we confirm who can approve the work before a visit. Tell us the cross street and whether the door is part of a house, a duplex or an apartment building, and we book the soonest visit.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

What Rohnert Park conditions do to a garage door
We could not find a Rohnert Park weather station table, so the figures here are Santa Rosa's, the adjacent city, from the NOAA 1991-2020 normals on Wikipedia. They put mean daily highs at 80.2 degrees in June, 81.6 in July, 83.0 in August and 83.9 in September, with about 31.5 inches of rain a year. A volunteer rain gauge in Rohnert Park, a third-party source whose period is unclear, suggests about 30 inches.
Wikipedia says the Rodgers Creek Fault is active and affects local earthquake activity, and press reports cite about a 33 percent chance of a magnitude 6.7 or larger quake on the connected Rodgers Creek and Hayward faults before 2043. Wikipedia says the city's creeks are channelized, and we found no flood event for Rohnert Park. We could not verify any wildfire, wind or power-outage record for the city. When the power is out, use the manual release, and if you suspect a broken spring, call us instead of lifting a heavy door by hand.
Twice a year, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. After any earthquake, look at the door before you run it.
- Check the door after an earthquake
- Test the battery backup twice a year
- Oil rollers and hinges before summer

Battery backup, permits and design rules in Rohnert Park
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Rohnert Park is its own city, so its rules come from the City of Rohnert Park, not Santa Rosa or Sonoma County. The Building Division is at 130 Avram Avenue, and its FAQ lists 707-588-2240. It says permits are needed for constructing, enlarging, altering, repairing, moving, demolishing or changing the occupancy of a building, while cosmetic work such as painting or new flooring typically does not. It also says only the property owner or a contractor holding a California contractor license can pull a permit, and that permits go through the city's online portal. The FAQ does not mention garage doors, so we could not confirm a rule for a door or opener. Call the Building Division, or check rpcity.ca.gov.
Hillside and historic review. We could not verify any historic district, hillside rule or fire hazard zone that affects garage doors in Rohnert Park, so if your home is in a planned community or you are unsure, ask the city before you order.

What is the average price to repair a garage door in Rohnert Park?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Rohnert Park?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Rohnert Park?
Rohnert Park homes use ZIP code 94928 for street delivery, according to zip-codes.com. ZIP code 94927 is for PO boxes, and 94926 is a unique ZIP for a single company. We also serve nearby Santa Rosa, Cotati, Sebastopol and Petaluma, so call us if you are not sure we reach your address.

Who approves a garage door repair in a rented Rohnert Park home?
About half of Rohnert Park homes are renter-occupied, according to the Census Bureau. If you rent, ask your landlord or manager to approve the work first. We can book the visit and confirm who is authorized before we start.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
