Postwar ranch streets, apartments and neighborhoods rebuilt after 2017
According to the Census Bureau's 2020-2024 estimates, the median home in Santa Rosa was built in 1980. About 57 percent of occupied homes are owner-occupied, and about 58 percent of all homes are detached houses, with another 11 percent attached. The rest are apartments and condos, so many garages here serve a small building. A door from 1980 has often had its springs and opener replaced once already, and a worn replacement is common.
Wikipedia says the Tubbs Fire of October 2017 destroyed about 5 percent of Santa Rosa's housing, and that it swept through Coffey Park and entered Fountaingrove from the north. Many homes in those neighborhoods, and in unincorporated Larkfield-Wikiup, have since been rebuilt, though we could not verify a median build year for them. A newer house can have a newer door, but openers and sensors still need setting after installation. Wikipedia also lists Old Courthouse Square, Railroad Square, Montgomery Village and Coddingtown among the city's landmarks and shopping areas.
Tell us the cross street and whether the garage belongs to a house, a townhome or an apartment building, and we book the soonest visit. We could not verify any homeowners association or gated community in Santa Rosa, so ask yours if you are in a planned community.

What Santa Rosa conditions do to a garage door
Wikipedia gives Santa Rosa a warm-summer Mediterranean climate, with mean daily highs from the NOAA 1991-2020 normals of 80.2 degrees in June, 81.6 in July, 83.0 in August and 83.9 in September. Yearly precipitation is about 31.5 inches in its table, though the article's text says 32.2, so sources differ. The record high is 115 degrees, set on September 6, 2022. Long hot stretches dry out rubber seals and lubricant, and the winter rain tests the bottom seal.
The Tubbs Fire, which began on the night of October 8, 2017, was driven by wind. Wikipedia reports gusts of 41 mph in northern Santa Rosa around 10:30 pm, and gusts above 60 mph by about 4:30 am. It also reports that the Kincade Fire of 2019 and the Glass Fire of 2020 brought evacuations to parts of the city, and that PG&E shutoffs have been documented, though we did not verify how often power fails. When it does, use the manual release, and if you suspect a broken spring, call us. Rodgers Creek Fault runs beneath Santa Rosa, and a hard shake can knock a door off its track.
Twice a year, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. After any earthquake, look at the door before you run it.
- Know where the manual release is
- Test the battery backup twice a year

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Battery backup, permits and design rules in Santa Rosa
Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
City permits. Santa Rosa is its own city, so its rules come from the City of Santa Rosa, not Sonoma County. The Building Division is at City Hall, 100 Santa Rosa Avenue, Room 3, and its permits page lists 707-543-3200 (Monday to Friday, 8 am to noon and 1 pm to 4 pm), with in-person submittals by appointment. The page says a permit is required for work that alters a building or its regulated electrical, gas, mechanical or plumbing systems unless it is expressly exempt under Chapter 1, Section 105 of the California Building Code. It does not mention garage doors or openers, so we could not confirm a garage-door-specific rule. Call the Building Division to ask, at srcity.org.
Fire safety. A fire marshal quoted in a student newspaper, which is a third-party source, described ignition-resistant requirements for new construction in the wildland-urban interface since 2019. That applies to new construction, not to a door swap. Cal Fire released updated fire hazard severity maps for local responsibility areas in February 2025, and we could not verify the zone of any particular address.

Santa Rosa garage door repair: questions we hear
Is there garage door repair near me in Santa Rosa?

What is the average price to repair a garage door in Santa Rosa?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Santa Rosa?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Santa Rosa?
Santa Rosa homes use ZIP codes 95401, 95403, 95404, 95405, 95407 and 95409, according to zip-codes.com. ZIP codes 95402 and 95406 are mostly for PO boxes. ZIP areas can reach past the city limits, and 95409 is also labeled Kenwood, so call us with your street and we confirm we reach it.
Does a garage door replacement in Santa Rosa need a permit?
We could not confirm a garage-door-specific permit rule for Santa Rosa. The Building Division page says a permit is needed for work that alters a building unless it is expressly exempt, and it does not mention garage doors. Call the Building Division at 707-543-3200 and ask about your door or opener.
Can a door be repaired after the wildfire evacuations in Santa Rosa?
Smoke, ash and heat can leave a door sticky, noisy or off its track. We inspect the springs, cables, rollers and opener, then repair or replace the parts that need it. If the door stopped working during an outage, use the manual release and call us before you force it.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Santa Rosa?
Yes. See gate repair and electric gate repair.
