Fast-growing subdivisions, active-adult villas and an old pottery town

According to the Census Bureau's 2024 one-year estimate, the median home in Lincoln was built around 1980. The household and unit counts in that estimate carry a wide margin of error, so we state them as approximate: about two-thirds of homes are owner-occupied and about two-thirds are detached houses, with attached homes such as the Sun City Lincoln Hills villas lifting the share of single-family homes to nearly 80 percent. Wikipedia says Lincoln grew 282 percent between 2000 and 2010, the fastest of any US city over 10,000 people.

Sun City Lincoln Hills is a Del Webb community for ages 55 and up, described by listing sites as the largest active adult community in California, with 6,783 homes built from about 1999 to 2008 and Orchard Creek Lodge as its recreation hub. Twelve Bridges and Lincoln Crossing are master-planned neighborhoods that, according to a builder's site, still have new homes for sale. We could not verify entry rules for any of them, and communities like these usually have an association with its own door guidelines, so check yours.

Wikipedia says the townsite was laid out in 1859 by Theodore Judah and the railroad reached Lincoln in 1861. Clay deposits led to the pottery industry of the early 1870s and Gladding, McBean & Co. Tell us your street and whether your home is a villa, a tract house or an older house, and we book the soonest visit.

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Stucco home with a clay tile roof and a brown single paneled garage door, garage door repair near Lincoln in Rocklin
Hot, dry summers with a delta breeze

What Lincoln weather does to a garage door

Wikipedia's climate box for Lincoln, which cites forecast data rather than a named NOAA station, puts the average July and August high at 95 degrees, June at 90, September at 89 and January at 56. The record high is 115 degrees in July. Rainfall is about 20 inches a year, the wet season runs from October to April, and the page counts nearly 250 sunny days. Snow is extremely rare.

Wikipedia also credits a delta breeze with cooling summer nights. Long hot days dry out lubricant and age rubber seals, plastic rollers and opener parts, and afternoon heat in a closed garage is hard on openers and batteries. We found no verified Lincoln outage or wind record, so we do not quote one.

Before summer, wipe the tracks, oil the rollers and hinges, test the safety reverse with a board under the door, and press the test button on the battery backup.

  • Oil rollers and hinges before summer
  • Test the safety reverse
  • Replace the battery backup every few years

Rules to know

Battery backup, permits and design rules in Lincoln

Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.

Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Lincoln is its own city, so its rules come from the City of Lincoln, not Placer County. The Building Division and Permit Center is at City Hall, 600 6th Street, and the city page lists 916-434-2470 with the second-floor counter open Monday to Friday, 9:00 a.m. to 3:00 p.m. Other sites list different hours, so call first. The city's Building and Renovating page does not mention garage doors, openers or door replacement. It gives re-roofs and water heaters as over-the-counter examples and says other projects need plan check, so we could not confirm whether a door or opener replacement needs a permit. Ask at lincolnca.gov.

Fire hazard zones. The State Fire Marshal's recommended February 2025 map lists Lincoln with 4,763 acres of moderate and 863 acres of high fire hazard and none listed as very high. We could not verify whether Lincoln has adopted the map, so check with the city if you live near the foothill edge.

FAQ

Lincoln garage door repair: questions we hear

Is there garage door repair near me in Lincoln?

Yes. Emil Garage Doors repairs garage doors in Lincoln (ZIP 95648) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Lincoln?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Lincoln?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Lincoln?

Lincoln homes use ZIP code 95648. We also serve nearby Rocklin, Roseville and Sheridan, so call us if you are not sure we reach your address.

Does a garage door replacement in Lincoln need a permit?

We could not confirm a garage-door-specific permit rule for Lincoln. The city's Building and Renovating page does not mention garage doors or openers. Call the Lincoln Building Division at 916-434-2470 to ask about your job.

Does my Sun City Lincoln Hills association control my garage door?

We could not verify any association's rules. Many associations review the color and style of a replacement door, so ask yours for its guidelines before you order.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Lincoln?

Yes. See gate repair and electric gate repair.
