Ranch houses from the 1970s and a good share of apartments
According to the Census Bureau's 2020-2024 estimates, the median home in Citrus Heights was built in 1977, which makes it one of the older housing stocks in this part of the Sacramento area. About 58 percent of housing units are detached houses and about 68 percent are houses of any kind, so a fair number of garages serve apartments and small multifamily buildings. About 61 percent of occupied homes are owner-occupied. A median-year home is now close to 50 years old.
Real estate guides describe many ranch-style houses from the 1960s and 1970s here, often L-shaped; those are listing-guide statements, but the Census median year supports the age. On a home that old, the original opener is often long gone and the door may have had its springs replaced once or twice. Wikipedia says the area was first called Sylvan, and in 1910 a real estate agent split it into 10-acre lots and renamed it Citrus Heights. The city incorporated on January 1, 1997.
When owners and tenants are different people, we confirm who can approve the work before a visit. Tell us the cross street and whether the garage is a single door, a pair or part of a shared building, and we book the soonest visit.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

What Citrus Heights weather does to a garage door
Wikipedia's Citrus Heights climate section, which cites weather.com data from 2018 and names no station, gives an average July high near 93 degrees and an average December and January high near 53. An average year has 73 days with a high above 90 and 18 days with a low below 32. Annual precipitation is about 24.61 inches, with over 80 percent falling from November to March. The same article records 114 degrees on July 17, 1925 as the record high.
Wikipedia also says an average year has 96 days with fog, mostly mornings and mainly in December and January. As general advice, not a Citrus Heights statistic, damp mornings can leave moisture on the lenses of the safety sensors by the door, and a film on a lens can make the door reverse for no reason. We did not verify which utility serves the city, how often power goes out, or any hazard-zone status, so we quote nothing on those. In any outage, a battery backup keeps the opener working.
In late fall, wipe the sensor lenses with a soft cloth, clean the tracks and oil the rollers and hinges. If the door reverses on its own, check the lenses first, then call us.
- Wipe the sensor lenses on foggy mornings
- Oil rollers and hinges before summer
- Test the battery backup twice a year

Battery backup, permits and design rules in Citrus Heights
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Citrus Heights is its own city, so its rules come from the City of Citrus Heights. The Building & Safety Division is at 6360 Fountain Square Drive, the phone is (916) 727-4760, and the email is Building@CitrusHeights.net. We read the city's handout CHB0600, "Projects Requiring a Building Permit" (revised 08/23). It lists a permit as required for electrical circuits and repairs, garage conversions and detached garages, and not required for painting or plug-in appliance replacement. The city says the list is not all-inclusive, and it does not mention garage doors or openers. We could not confirm a garage-door-specific rule, so call Building & Safety before the work at citrusheights.net.
Older homes. We found no hillside, historic district or hazard-zone rule for Citrus Heights garage doors. If you rent, or your home is part of an association, ask the owner or the association before ordering a different door.

Citrus Heights garage door repair: questions we hear
Is there garage door repair near me in Citrus Heights?
Yes. Emil Garage Doors repairs garage doors in Citrus Heights (ZIPs 95610 and 95621) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Citrus Heights?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Citrus Heights?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Citrus Heights?
Citrus Heights homes use ZIP codes 95610 and 95621. A ZIP directory lists 95611 as PO-box-only. We also serve nearby Roseville, Orangevale, Fair Oaks and Carmichael, so call us if you are not sure we reach your address.
Does a garage door replacement in Citrus Heights need a permit?
We could not confirm a garage-door-specific permit rule for Citrus Heights. The city's list of projects needing a permit includes electrical circuits and repairs and does not mention garage doors or openers. Call Building & Safety at (916) 727-4760 before the work to ask.
Why does my garage door reverse on foggy mornings in Citrus Heights?
The safety sensors sit near the floor on each side of the door. Moisture or dirt on a lens can make the door think something is in the way, so wipe both lenses with a soft cloth first. If the door still reverses, a sensor may be misaligned or failing, and we can check it.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Citrus Heights?
Yes. See gate repair and electric gate repair.
