A Gold Rush town with suburbs built mostly since the 1990s

According to the Census Bureau's 2020-2024 estimates, the median home in Folsom was built in 1997. About 73 percent of housing units are detached houses and about 70 percent of occupied homes are owner-occupied. Wikipedia cites a median household income of $139,263 (2023 ACS 5-year estimate), but no source ties that to garage doors; we only note that wider, heavier two-car and three-car doors are common on larger homes. A door from 1997 is now near the end of its first set of springs.

Folsom began as Granite City, founded by Joseph Libbey Folsom during the Gold Rush and renamed after his death in 1855, and it incorporated in 1946, according to Wikipedia. Folsom State Prison opened in 1880 in the northwest, and Folsom Dam, built in 1956, created Folsom Lake. South of Highway 50, Wikipedia says the Folsom Plan Area covers 3,250 acres and allows about 11,000 homes, so newer doors are a growing share. We could not verify any named gated or association community.

A call from the Historic District and a call from the south side can be a long drive apart. Tell us your cross street, the age of the door and what it does, and we book the soonest visit. We weigh and balance each door before choosing springs.

  • Original springs on doors from the 1990s
  • Wide doors on larger suburban homes
  • Newer doors that need opener and sensor setup

Hot foothill summers and a fire hazard map

What Folsom summers and fire season mean for a garage door

Wikipedia's Folsom climate table uses 1981-2010 normals from the Folsom Dam station. It puts the mean daily high at 94 degrees in July and August and annual precipitation at 25.80 inches, with long, hot, dry summers and cool, rainy winters. We did not verify record highs. Folsom sits at the edge of the Sierra foothills, and Wikipedia gives Carpenter Hill, at 831 feet, as the highest point in Sacramento County. As general advice, a garage that bakes in summer dries out lubricant and wears the opener.

The Folsom City Council adopted Ordinance No. 1350 on May 13, 2025, which designates Fire Hazard Severity Zones in the city's local responsibility area, using the state map published March 10, 2025. The staff report we read says Folsom is responsible for fire protection within a moderate fire hazard severity zone, and that the maps now show Moderate, High and Very High zones and describe hazard, not risk. We could not verify which Folsom neighborhoods fall in which zone. Folsom Lake and the dam are local landmarks, and we did not verify any flood risk to homes.

Before summer, wipe the tracks, oil the rollers and hinges, and test the battery backup. Keep dry leaves and clutter away from the door and its seals.

  • Oil rollers and hinges before summer
  • Test the battery backup twice a year
  • Keep debris away from the door and seals

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Battery backup, permits and design rules in Folsom

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.

Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

City permits. Folsom is its own city, so its rules come from the City of Folsom. Building Services is at 50 Natoma Street, the main city line is 916-461-6000, and a city page snippet lists the Building Counter at 916-461-6201 and epc@folsom.ca.us, with permits tracked in eTRAKiT. The city site did not open for us, so confirm these. We could not confirm whether a garage door or opener replacement needs a permit, so call the Building Counter before the work, and before any change to wiring, at folsom.ca.us.

Historic District. Search summaries of city documents say the Historic District Commission allows metal garage doors that resemble traditional wood doors, does not allow doors that are mostly glass or in post-1960 styles, and has delegated review of replacement doors to city staff. We saw only snippets and could not read the documents, and a city code change took effect on July 1, 2025 that we could not confirm. If your home is in the Historic District, ask city staff before you order a door.

FAQ

Folsom garage door repair: questions we hear

Is there garage door repair near me in Folsom?

Yes. Emil Garage Doors repairs garage doors in Folsom (ZIP 95630) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Folsom?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Folsom?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Folsom?

Folsom homes use ZIP code 95630. A ZIP directory lists 95763 as PO-box-only, and 95762 belongs to El Dorado Hills. We also serve nearby Rancho Cordova, Orangevale and El Dorado Hills, so call us if you are not sure we reach your address.

Do I need approval to replace a garage door in the Folsom Historic District?

We could not confirm this. Search summaries of city documents say the district allows metal doors that resemble traditional wood doors and does not allow doors that are mostly glass, and that city staff review replacements. We could not read the documents or confirm a 2025 code change, so ask the City of Folsom before you order.

Does Folsom have a fire hazard zone that affects my garage?

The city adopted Ordinance No. 1350 on May 13, 2025 to designate Fire Hazard Severity Zones, and its staff report mentions a moderate zone. We could not verify which neighborhoods fall in which zone, and we found no garage door rule tied to it. The city's fire page links its map.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Folsom?

Yes. See gate repair and electric gate repair.
