Suburban houses from the 1990s on, built around the old rail junction
According to the Census Bureau's 2020-2024 estimates, the median home in Roseville was built in 1998. About 75 percent of all housing units are detached single-family houses, and about 69 percent of occupied homes are owner-occupied. That is a young housing stock, so most doors here are not antique. But a door installed around 1998 is now in its mid-twenties, and a pair of standard springs that opens the door a few times a day can reach the end of its rated life in about that time.
Roseville grew where the Central Pacific Railroad tracks of 1864 met the California Central Railroad, and the meeting point was first called Junction, according to Wikipedia. The city incorporated in 1909. Today Interstate 80 and State Route 65 run through it, with the Westfield Galleria and The Fountains as the main shopping areas. Listing sites describe homeowners associations in several newer neighborhoods; we read no association documents, so check your own rules before ordering a different door style.
A typical house in this stock has an attached two-car or three-car garage, though we found no figure for how many have three doors. Tell us the cross street, the age of the door and what it does, and we book the soonest visit. We weigh and balance each door before choosing springs.
- Original springs and openers on doors from the late 1990s
- Wide two-car and three-car doors on suburban homes
- Opener replacement with battery backup

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

What Roseville summers do to a garage door
Wikipedia's climate table for Roseville, which cites myforecast.com and names no weather station, puts the mean daily high at 88 degrees in June, 94 in July and 92 in August. The record high is 115 degrees, set in July and in September, and annual precipitation averages 20.45 inches, mostly in winter. Wikipedia adds that summer highs routinely pass 105 degrees on the hottest days. As general advice, not a Roseville measurement, a closed garage bakes in weather like that, which dries out lubricant and stresses opener motors and springs.
Roseville runs its own electric utility, Roseville Electric, which publishes an outage map. News reports describe outages affecting anywhere from about 1,300 to about 4,870 customers, though we could not date them, so we do not quote a frequency. During the September 2022 heat wave the California ISO asked for temporary emergency generators in Roseville and Yuba City to be started on September 5. An opener without a working battery backup cannot lift the door when the power is off. Wikipedia also records an EF0 tornado on March 26, 2014 that damaged homes.
Before summer, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. If the door groans or the opener strains in the afternoon heat, call us before a spring lets go.
- Oil rollers and hinges before summer
- Test the battery backup twice a year
- Watch for a strained opener in afternoon heat

Battery backup, permits and design rules in Roseville
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Roseville is its own city, so its rules come from the City of Roseville. The Building Inspection Division, part of Development Services, is at 311 Vernon Street, and its phone is (916) 774-5332. We read the city's handout "What is a Building Permit" (revised 12/9/22). It says a permit is required for electrical upgrades, relocations and new wiring or receptacles, and not required for minor repairs such as a faucet, dishwasher or toilet. It does not mention garage doors or openers, so we could not confirm a garage-door-specific permit rule. If a job adds a new circuit or wiring, call the Division at that number first; the city's site is roseville.ca.gov.
Homeowners associations. We found no city page on association rules. Listing sites mention associations in several Roseville neighborhoods, but we did not read any association document, so ask your association for its door style and color rules before you order a replacement.

Roseville garage door repair: questions we hear
Is there garage door repair near me in Roseville?
Yes. Emil Garage Doors repairs garage doors in Roseville (ZIPs 95678, 95661 and 95747) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Roseville?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Roseville?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Roseville?
Roseville homes use ZIP codes 95678, 95661 and 95747. We also serve nearby Rocklin, Lincoln and Citrus Heights, so call us if you are not sure we reach your address.
Does a garage door replacement in Roseville need a permit?
We could not confirm a garage-door-specific permit rule for Roseville. The city's building permit handout says new wiring and electrical upgrades need a permit and says nothing about garage doors or openers. Call the Building Inspection Division at (916) 774-5332 before the work, especially if the job adds wiring.
What happens to my garage door opener in a Roseville power outage?
Roseville has outages from time to time, and we did not verify how often. Without a battery backup, an opener cannot lift the door, and you would pull the release cord and lift the door by hand, which is risky if a spring is weak. A battery backup opener keeps the door working through an outage.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Roseville?
Yes. See gate repair and electric gate repair.
