Mountain houses, a railroad town and a lot of second homes
Truckee is a Town in Nevada County, incorporated on March 23, 1993, at 6,152 feet, according to Wikipedia. According to the Census Bureau's 2020-2024 estimates, the median home was built in 1989 and the median owner-occupied home value is about $947,900. About 81 percent of homes are detached single-family houses, and roughly 73 percent of occupied homes are owner-occupied.
The same Census estimates count 13,984 housing units but only 6,860 occupied ones. About 6,704 units, close to 48 percent, are held for seasonal, recreational or occasional use. We can say nothing about how any owner uses a house, but it means many garages here belong to second homes. If that is you, tell us when someone can let us in, and we book a visit around that.
Truckee grew as a railroad town. Wikipedia says the Central Pacific named its station Truckee by August 1867 and that Amtrak trains still stop downtown. The streets near the Depot hold older buildings, while Tahoe Donner and Glenshire are residential neighborhoods. Tell us your neighborhood and what the door does, and we weigh and balance it before choosing springs.
- Doors on second homes that sit unused for stretches
- Opener replacement with battery backup
- Springs and cables on doors from the 1980s and 1990s

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

Truckee winters, and what the Town says about snow
Wikipedia's climate table for the Truckee Ranger Station, with 1991-2020 normals, puts the average daily high at 41.8 degrees in January and 83.8 in July and August. The average January low is 15.9 degrees, and December averages 15.0. The record low is minus 30 degrees, set in December, and the record high is 101 in August, with extremes covering 1904 to 2009. Snowfall averages about 206.6 inches a year and precipitation about 30.6 inches.
The Town of Truckee's Snow Load Design page says the entire Town is declared a snow area. It cites a 1973 snow load study and Truckee Municipal Code sections 15.03.110 and 15.03.120, says all structures need engineered plans, and says the ground snow load for a parcel is looked up on the Town's map by address. The page gives no single load number, so we quote none. Winter 2017 brought a record-setting storm to the Tahoe area, with up to 12 feet of snow in some communities, closed Interstate 80 and power outages, according to KRXI.
We did not verify any garage-door-specific snow or cold-weather rule for Truckee, and we do not tie weather to door problems. As a simple habit, wipe the tracks, oil the rollers and hinges twice a year and press the test button on the battery backup. If someone checks a second home while you are away, ask them to run the door once.
- Oil rollers and hinges twice a year
- Test the battery backup twice a year
- Have a second-home door run and checked

Battery backup, permits and design rules in Truckee
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
Town permits. Truckee is a Town with its own government, so its rules come from the Town of Truckee, not Nevada County or any larger city. Town Hall is at 10183 Truckee Airport Road and the main line is (530) 582-7700. The Town's Building Permits page says its window change-out requirements also apply to replacing doors and sliders, but it does not mention garage doors or openers, so we could not confirm a garage-door-specific permit rule. Town pages list two different building permit phone numbers, so confirm the number with the Town. Ask the Building Division at townoftruckee.gov before the work.
Association rule, not a Town rule. The Tahoe Donner Association's permit PDF lists door or garage door replacement among the projects that need a one-year Maintenance Permit when the work changes the home's exterior. The Community Standards Office is at 11509 Northwoods Boulevard. That is an association rule for Tahoe Donner homes, not a Town requirement. We could not verify rules in Glenshire or other neighborhoods, or in the historic downtown.

Truckee garage door repair: questions we hear
Is there garage door repair near me in Truckee?
Yes. Emil Garage Doors repairs garage doors in Truckee (ZIP 96161) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Truckee?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Truckee?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Truckee?
Truckee homes use ZIP code 96161. ZIP codes 96160 and 96162 are for PO boxes only. We also serve nearby Tahoe communities, so call us if you are not sure we reach your address.
Does a garage door replacement in Truckee need a permit?
We could not confirm a garage-door-specific permit rule for the Town of Truckee. The Town's page on window change-outs says it also applies to replacing doors and sliders but does not mention garage doors. Call the Town Building Division to ask about your job.
Do Tahoe Donner homes have extra rules for a new garage door?
The Tahoe Donner Association's permit PDF lists door or garage door replacement as a project that needs a Maintenance Permit when the exterior changes. That is an association rule, not a Town rule. Check with the association's Community Standards Office before you order a door.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Truckee?
Yes. See gate repair and electric gate repair.
