Yuba City homes

Tract homes, newer streets and the Feather River edge

According to the Census Bureau's 2024 one-year estimates, the median home in Yuba City was built in 1983. About 59 percent of occupied homes are owner-occupied, about 63 percent of all homes are detached houses and about 4 percent are mobile homes. The median owner-occupied home value is about $450,600. Doors on houses from the early 1980s are often on their second set of springs or well past their first.

Yuba City incorporated in 1908 and is the Sutter County seat, according to Wikipedia. The Feather River borders it on the east, with Marysville across the river in Yuba County. State Route 99 is its only freeway and State Route 20 is the main east-west route. A permit-guide site, a weaker source, says many neighborhoods have homeowners associations that may review visible changes such as a new door. We found no named association, so ask yours before you order.

Tell us the cross street and whether the door belongs to a house, a townhome or a shared building, and we book the soonest visit. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced.

What Yuba City conditions do to a garage door

Wikipedia's climate table uses 1991-2020 normals from the Marysville and Yuba County Airport station, which is not inside Yuba City. The average high is 96.2 degrees in July and 94.6 in August, 55.5 in January and 55.4 in December. The record high is 115 degrees and the record low is 9, with 20.07 inches of precipitation a year. We did not verify tule fog or wind statistics. Long hot spells dry rubber seals and thin the lubricant on rollers and hinges.

In December 1955 the Feather River broke through a levee. Wikipedia says the Christmas Eve levee break killed 38 people, and its flood article says about 90 percent of the city flooded. A Yubanet local news item reports that Sutter County ordered an evacuation of Feather River communities including Yuba City on February 12, 2017, during the Oroville Dam spillway crisis, and downgraded it to an advisory on February 14. Wikipedia's Oroville article does not name Yuba City, so we treat that as a weaker source. If water reaches your garage, let the door and opener dry out before you run them.

Before summer, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. After a wet winter, check the bottom seal for gaps.

  • Oil rollers and hinges before summer
  • Dry out the door and opener after flooding
  • Check the bottom seal after a wet winter

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Rules to know

Battery backup, permits and design rules in Yuba City

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.

Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

City permits. Yuba City is its own city, so its rules come from the City of Yuba City, not Sutter County. The Building Division is part of Development Services at 1201 Civic Center Boulevard. The page lists Monday to Thursday, 8 a.m. to 5 p.m., says City Hall is closed to the public on Fridays with email and phone service available, and gives (530) 822-4901 for scheduling inspections. Permits go through the city's online Permit Planner. The page says most repairs or alterations require a building permit, but it does not mention garage doors or openers. We could not confirm a garage-door-specific rule, so ask the Building Division at yubacity.net.

Associations and zones. We found no historic district, hillside rules or Very High Fire Hazard zone for Yuba City, and we could not verify any named homeowners association. If your street has one, check its door guidelines before you order.

FAQ

Yuba City garage door repair: questions we hear

Is there garage door repair near me in Yuba City?

Yes. Emil Garage Doors repairs garage doors in Yuba City (ZIP 95991 and 95993) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Yuba City?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Yuba City?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Yuba City?

Yuba City homes use ZIP codes 95991 and 95993, according to zip-codes.com. ZIP code 95992 is for PO boxes only. ZIP areas can reach past the city limits, so call us with your street and we confirm we reach it. We also serve nearby Marysville, Live Oak, Linda and Olivehurst.

Does a garage door replacement in Yuba City need a permit?

The city says most repairs or alterations require a building permit, but its page does not mention garage doors, so we could not confirm a garage-door-specific rule. Ask the Yuba City Building Division, or use the city's Permit Planner, before the work.

What should I do with my garage door after flooding in Yuba City?

Let the door, tracks and opener dry out before you run them. The Feather River flooded much of the city in December 1955. If the door sticks, sits crooked or makes a new noise after water got in, stop using it and call us, because a damaged spring or cable is dangerous to lift by hand.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Yuba City?

Yes. See gate repair and electric gate repair.
