Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

Encinitas homes

Coastal neighborhoods and large Olivenhain lots

According to the Census Bureau's 2020-2024 American Community Survey, about 58.5 percent of Encinitas's housing units are single-family detached and 16.9 percent are attached. About 66.5 percent of occupied homes are owner-occupied and the median home was built in 1980.

Wikipedia describes Olivenhain, the easternmost community, as mostly custom single-family homes on large lots, from half an acre to five acres, with winding streets and a trail network used by walkers and horse riders. Long drives and wide entries put real work on an operator. A Homes.com guide, a weaker source, says some Olivenhain communities are gated, but we could not confirm any named gated community or HOA, so check your own association's rules.

Whether the gate guards a Leucadia cottage or a long Olivenhain drive, we check the gate first, then the operator, sensors and controls.

Salt air, wind and fire weather

What the coast and the hills do to a gate

Wikipedia's Encinitas climate table draws on plantmaps.com for ZIP 92024, a weaker source than a weather station. It lists a mean annual high of 72 degrees, about 12 inches of rain a year and almost none in summer. The city sits on the Pacific coast, and although we found no Encinitas source on salt air, rust on hinges, bolts and control boxes is worth checking.

The North Coast Current reported that on December 3, 2020 SDG&E cut or planned to cut power in extreme Santa Ana winds, naming Olivenhain, with about 69,100 customers without power that midday. A summary of a city evacuation study says the Very High fire designation applies to Olivenhain because of fuel loads and seasonal winds. A wind shutoff leaves an electric gate stuck unless its backup battery is healthy.

Check the backup battery before fall, test the manual release and rinse salt from the hinges and sensor lenses.

  • Test the backup battery before the wind season
  • Rinse salt from hinges and latches
  • Test the manual release

How a visit works

From your call to a working gate

1

Tell us about the gate

Swing or sliding, manual or automatic, the brand if you know it, and what the gate does.

2

We check the gate before the motor

A gate that drags overloads the operator, so we look at hinges, posts, tracks and wheels first.

3

You get the price first

We explain what failed, what we recommend and what it costs before we start.

4

We repair and test every safety device

We run the full cycle and test the latch, the sensors and the auto-reverse before we leave.

Rules to know

Permits, HOAs and emergency access in Encinitas

City permits. Encinitas Development Services is at 505 S. Vulcan Avenue, the Building Division phone is (760) 633-2730 and permits are applied for online through the city portal, linked from encinitasca.gov. The city's website blocked our reading tool, so we could not confirm whether a gate, a gate operator or its wiring needs a permit. Call the Building Division before a new gate or new electrical work.

Coastal and fire zones. Parts of Encinitas are in the Coastal Zone, and a city policy memo says most improvements to existing single-family homes there are exempt from a Coastal Development Permit, with tighter limits near the ocean and coastal bluffs. We could not confirm how it treats a gate, so ask the city. Olivenhain is in a Very High Fire Hazard Severity Zone according to a summary of a city evacuation study, and the city publishes a map layer for it.

Fire department access. A locked gate can slow emergency crews. Ask the local fire department what it requires, for example a key switch or Knox box, before you install or change an entry.

Design rules. Planned communities and HOAs can limit gate style, height and color. Ask first, and we can give you a written scope for their review.

Entrapment protection. The UL 325 standard covers automatic gate operators and calls for devices such as photo eyes or contact edges. We test these devices every time we repair an operator.

FAQ

Encinitas gate repair: questions we hear

Is there gate repair near me in Encinitas?

Yes. Emil Garage Doors repairs swing and sliding driveway gates in Encinitas (ZIP codes 92024 and 92007) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.

Is there electric gate repair near me in Encinitas?

Yes. Electric gate repair near me in Encinitas means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.

What is the difference between gate repair and electric gate repair in Encinitas?

Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.

Why does my electric gate hum but not open?

Hum without movement points to a binding gate or a failed capacitor, gear or arm. Keep the operator off, and we free the gate and test the parts.

How much does gate repair cost in Encinitas?

A sensor, remote or hinge costs far less than an operator or a rebuilt post. We quote after we see the problem and before we start, so you know the price first.

My gate does not work during a power outage. What can I do?

Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.

Should electric gates be serviced?

Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.

Can you repair a gate operator from any brand?

We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.

Which ZIP codes do you serve in Encinitas?

Encinitas uses ZIP 92024 as its main street ZIP and 92007 for Cardiff-by-the-Sea. A Census geocoder check placed a Cardiff address in 92007 inside the city, but we could not confirm that every 92007 address is inside Encinitas. 92023 is a PO box ZIP. Call us with your address if you are not sure we reach you.

Do Olivenhain wind shutoffs matter for my gate?

The North Coast Current reported planned SDG&E shutoffs in Olivenhain during the December 2020 Santa Ana winds. A healthy backup battery and a known manual release let you open an electric gate when the power is off, and we test both during a repair.

Does salt air shorten the life of a gate in Encinitas?

Salt in coastal air can corrode steel hinges, bolts and electronics faster than inland air, although we found no Encinitas study on it. Rinsing and lubricating hinges and tracks helps, and we replace corroded parts when we repair a gate.

Can a handyman fix a gate?

A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.

Do you repair garage doors in Encinitas too?

Yes. See garage door repair in Encinitas for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
