Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

Five communities, from beach streets to large lots
According to the Census Bureau's 2020-2024 estimates, the median home in Encinitas was built in 1980. About 66 percent of occupied homes are owner-occupied. About 58 percent of homes are detached houses and another 17 percent are attached homes such as townhomes, while about one in ten sits in a building with 20 or more units. Springs are rated for a set number of open-and-close cycles, and doors from around 1980 have often been through a spring or two already.
Wikipedia says the city was formed in 1986 from Old Encinitas, New Encinitas, Leucadia, Cardiff-by-the-Sea and Olivenhain. Olivenhain, the semi-rural east side, is mostly custom homes on large lots with winding streets and a trail network, per Wikipedia. Large custom lots often mean wide two- and three-car doors, which are heavy and need springs sized to the door's real weight. We could not verify any named gated community or homeowners association in the city.
Tell us your cross street and whether the garage is a single door, a pair or part of a townhome row, and we book the soonest visit. We weigh and balance each door before choosing springs.
- Original parts on doors from the 1980s
- Wide, heavy doors on large lots
- Opener replacement with battery backup

What your garage door is telling you in Encinitas
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| The door is heavy and will not stay up | A spring has lost tension or broken | Replace the springs as a set and rebalance the door |
| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |
| The opener runs but nothing moves | A stripped gear, broken spring or a disconnected door | Test the opener, repair or replace the failed part |
| The door closes crooked | A stretched or slipped cable | Replace the cable and level the door |
| The remote works only close to the door | A weak battery, receiver or antenna | Replace the battery and test the receiver |
Do not run a door that is crooked or heavy.

What Encinitas conditions do to a garage door
We found no weather station for Encinitas. Wikipedia's climate table is not station data; it comes from a third-party site for ZIP 92024, so treat it as an estimate. It puts August and September at an average high near 79 degrees, the annual average high at 72 and the record high at 108. It lists annual rain at 12.16 inches, mostly from November to April, while the article's own text says about 10 inches, so we rely on neither number.
A North Coast Current story reported that on December 3, 2020 SDG&E cut or planned to cut power in extreme Santa Ana winds, naming Olivenhain among the areas affected, with about 69,100 customers without power that midday. A battery backup keeps the opener working in an outage, and the manual release is for when it does not. As general advice, not an Encinitas statistic, salt air corrodes springs, rollers and hinges faster near the coast.
Twice a year, wipe the tracks, oil the rollers and hinges and look for rust on the springs and brackets. Press the test button on the battery backup, and keep the bottom seal clean.
- Check springs and hinges for rust
- Oil rollers and hinges twice a year
- Know where the manual release is

| Old Encinitas, along Coast Highway 101 | The coastal core, where the La Paloma Theatre stands on Coast Highway 101, per Wikipedia | Older doors that have been repaired before, so we look at the whole door |
| Cardiff-by-the-Sea, in the south | A coastal community and home of the Cardiff Kook statue, per Wikipedia | Doors near the coast, where rust shows up first on hinges and springs |
| Olivenhain, in the east | A semi-rural area of large lots and trails, per Wikipedia | Wide two- and three-car doors with heavy springs |

Battery backup, permits and design rules in Encinitas
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Encinitas is its own city, so its rules come from the City of Encinitas, not San Diego or the county. Development Services is at 505 S. Vulcan Avenue, and search summaries of city pages list the Building Division at (760) 633-2730, with permits applied for online. The city site did not open for us, and a city FAQ lists a different number, so confirm it at encinitasca.gov. We found no Encinitas page that covers garage doors, so we could not confirm whether a garage door or opener replacement needs a permit. Ask the Building Division before the work.
Coastal zone and fire zone. Parts of Encinitas are in the Coastal Zone. A city policy memo says the Local Coastal Program exempts most improvements to existing single-family homes from a coastal permit, with stricter limits near the ocean and coastal bluffs. We could not verify whether a garage door counts, so ask the city if you live near the water. A city evacuation study, seen only as a search snippet, says the Very High Fire Hazard Severity Zone applies to Olivenhain. We could not verify which streets are inside it.

Encinitas garage door repair: questions we hear
Is there garage door repair near me in Encinitas?
Yes. Emil Garage Doors repairs garage doors in Encinitas (ZIP 92024 and 92007) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Encinitas?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Encinitas?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Encinitas?
Encinitas uses ZIP code 92024 for most of the city, and Cardiff-by-the-Sea uses 92007, which the Census geocoder placed inside the city. ZIP code 92023 is for PO boxes only. We could not verify that every 92007 address is inside Encinitas, so give us your street and we confirm we reach it. We also serve nearby Carlsbad and San Marcos.
Does a garage door replacement in Encinitas need a permit?
We could not confirm a garage-door-specific permit rule for Encinitas, because we found no city page on garage doors. Call the Encinitas Building Division to ask whether your door or opener work needs a permit, and confirm the phone number with the city first.
Do coastal or fire-zone rules affect a garage door job in Encinitas?
We could not verify this. Parts of the city are in the Coastal Zone, and a city study says the Very High Fire Hazard Severity Zone applies to Olivenhain, but we found no city statement on garage doors. If your home is near the ocean, a bluff or in Olivenhain, ask the city before you order a new door.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Encinitas?
Yes. See gate repair and electric gate repair.
