Hillside homes, canyon lots and gated enclaves

According to the Census Bureau's 2024 five-year American Community Survey estimates, the median home in Laguna Beach was built in 1964. About 67 percent of its housing units are detached single-family houses, about 7 percent are attached homes and about 66 percent of occupied homes are owner-occupied. The Census reports the median home value only as $2 million or more.

Wikipedia describes land that rises quickly from the shoreline into the San Joaquin Hills and canyons, with Temple Hill, near Top of the World, the highest point at 1,007 feet. Brokerage sites describe Three Arch Bay in South Laguna and Irvine Cove as guard-gated and Smithcliffs and Lagunita as gated, but there is no official list. What the hills and coast do to a gate

Wikipedia's NOAA 1991-2020 normals give Laguna Beach a mean annual daily high near 74 degrees, August the warmest month at 81 degrees and about 13 inches of rain a year. The city sits between the ocean and the hills, so gates face salt air as well as dry heat.

The October 1993 Laguna Fire, driven by Santa Ana winds with gusts up to 92 mph, destroyed 441 structures and led to the evacuation of about 24,500 people, effectively the whole city, according to Wikipedia. A Patch story from July 2021 quoted the fire chief saying about 85 percent of the city is in the Very High fire zone. In an evacuation a gate must open without power, so the backup battery and manual release matter. Landslides such as the 2005 Bluebird Canyon slide are a reminder that posts and pillars can shift on slopes.

Test the backup battery and the manual release every year, and check posts and hinges for movement after heavy rain.

  • Test the manual release and backup battery
  • Rinse salt from hinges and tracks
  • Check posts for movement on slopes

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

While you wait

Keeping the gate safe until the technician comes

A gate that moves wrong is a hazard. Leave a jammed gate where it is, keep the path clear and do not keep pressing the remote.

If you have to open a gate by hand, find the manual release first and follow the maker's directions. Tell us what you did when you call.

  • Stop using the operator if the gate drags or hums
  • Do not touch wiring or the control box
  • Write down the brand, the gate type and what the gate does

Permits, HOAs and emergency access in Laguna Beach

City permits. Laguna Beach's Community Development Department, Building Division is at 505 Forest Avenue. A third-party permit directory lists (949) 497-0715, so confirm the number with the city, whose site is lagunabeachcity.net. We could not read the city's own permit pages, so we could not confirm whether a gate, a gate operator or its wiring needs a permit. Call the city before a new gate or new electrical work.

Coastal and fire rules. Search listings of the city's coastal guidance say the Coastal Zone covers all of Laguna Beach except the Sycamore Hills area, so ask whether your project needs a coastal development permit. The city also has a Design Review Board process. Laguna Beach has a Fire Department that runs defensible-space inspections in the Very High zone, so ask it about entry requirements for a locked gate.

Emergency access. Gates can affect how fire and police reach a property. Ask the local fire department about key switch or Knox box requirements before you install or change a locked entry.

HOAs. If your neighborhood has an HOA with an architectural review board, ask before you change the design or color of a gate. We can write a scope of work for the review.

Safety standard. Automatic gate operators are covered by the UL 325 safety standard, which calls for entrapment protection such as photo eyes or safety edges. We test those devices before the gate goes back into service.

FAQ

Laguna Beach gate repair: questions we hear

Is there gate repair near me in Laguna Beach?

Yes. Emil Garage Doors repairs swing and sliding driveway gates in Laguna Beach (ZIP 92651) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.

Is there electric gate repair near me in Laguna Beach?

Yes. Electric gate repair near me in Laguna Beach means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.

What is the difference between gate repair and electric gate repair in Laguna Beach?

Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.

Why does my electric gate hum but not open?

A humming operator with a gate that will not move usually means the gate is jammed or a part in the operator has failed, such as a capacitor or gear. Stop using it and call us before the motor burns out.

How much does gate repair cost in Laguna Beach?

The price depends on what failed, the size and weight of the gate and the parts. We quote after we see the gate or photos, and before work starts.

My gate does not work during a power outage. What can I do?

Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.

Should electric gates be serviced?

Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.

Can you repair a gate operator from any brand?

We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.

Which ZIP code do you serve in Laguna Beach?

Laguna Beach street addresses use ZIP code 92651. ZIP code 92652 is a PO box ZIP, and some mailing addresses may use 92656, though we could not confirm which streets. Call us with your address if you are not sure we reach you.

Do you serve Emerald Bay or Three Arch Bay?

Emerald Bay is an unincorporated community and not part of the city of Laguna Beach, while Three Arch Bay is in South Laguna. Call us with your address and we will tell you whether we reach it.

Will my gate open in an evacuation if the power is out?

Many electric gates have a backup battery or a manual release. We test both, replace a weak battery and show you how to open the gate by hand.

Can a handyman fix a gate?

A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.

Do you repair garage doors in Laguna Beach too?

Yes. See garage door repair in Laguna Beach for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
