Why gates in Manhattan Beach stop working
These are the faults we hear about most. The real cause is confirmed on site.
| Symptom | Common cause | What we do |
|---|---|---|
| Gate stuck open or stuck closed | A failed operator, a locked manual release or a power fault | Use the manual release as the maker directs, then diagnose the operator |
| Gate reverses without touching anything | Dirty photo eyes, a bent bracket or a force setting that is too low | Clean and realign the photo eyes and reset the force |
| Gate swings or slides unevenly | A leaf out of level, worn hinges or a loose track | Level the leaf, replace hinges, tighten the track |
| Clicking sound but no movement | A weak battery or a failed starting capacitor | Test the battery and the capacitor and replace the weak one |
| Solar gate stops after a few cycles | A weak panel, an old battery or shade on the panel | Test the panel and the battery, clean or move the panel |
| Remote or keypad gives no response | Dead batteries, a lost code or a receiver fault | Replace batteries, reprogram the code, test the receiver |
Do not run an operator against a gate that is jammed or dragging.

Mostly owner-occupied homes, from beach walk streets to the hills
According to the Census Bureau's 2020-2024 American Community Survey, about 65 percent of Manhattan Beach's 13,369 occupied homes are owner-occupied and the median home was built in 1970. City-stats.com, which republishes 2023 data, says about 77 percent of homes are single-family.
Wikipedia describes the Sand Section as walk streets next to the ocean with homes along The Strand, and the Hill Section as steep hills with ocean and city views. A gate on a steep driveway works against gravity, so a sliding gate can drift and a swing gate can pull on its hinges. A city planning resolution cites a municipal code rule that lots on certain alleys take vehicle access from the alley, so some entries face an alley instead of a street. We could not confirm any named gated community or HOA, so check your own association's rules.
On those lots we repair swing gates, sliding gates and their operators, and we test the controls, sensors, keypads and remotes.

What Manhattan Beach's conditions do to a gate
Wikipedia's climate figures for Manhattan Beach list average highs of 74.4 degrees in July and 75.2 in August and about 12.92 inches of rain a year, and say ocean breezes keep summers 10 to 20 degrees cooler than inland Southern California. Mild heat is easier on batteries, but salt in coastal air can corrode hinges, bolts and electronics.
A 2025 Beach Cities Health District hazard plan says Santa Ana winds occur mostly from September through May, that the area does not typically see severe windstorms and that high winds can cause damage, fallen limbs and power outages. The plan adds that Southern California Edison usually warns customers about two days before a planned Public Safety Power Shutoff, which is a good moment to check a gate's backup battery.
Rinse salt from hinges and tracks, wipe the sensor lenses and test the backup battery.
- Rinse salt from hinges, bolts and tracks
- Test the backup battery before a planned power shutoff
- Check the gate after wind for debris in the track

Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina Β· Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

What to check, and what to leave alone
Most gate problems have a simple first check: is there power, is the battery charged and is anything in the path or in front of a sensor? Check those before you call, and leave everything else alone.
Springs are not the issue on a gate, but motors, chains and moving leaves can still pinch and crush. Keep hands out of hinges, tracks and drive parts.
- Check the outlet, breaker and battery
- Clear leaves, dirt and objects from the path and the sensors
- Leave the control board and wiring to us
Permits, HOAs and emergency access in Manhattan Beach
City permits. Manhattan Beach's Community Development Department handles Building and Safety at 1400 Highland Avenue; the permits line is (310) 802-5544, the email is permits@manhattanbeach.gov and City Hall's main number is (310) 802-5000, with appointments booked online at manhattanbeach.gov. These details come from search results because the city pages would not load for us. We could not confirm a gate-specific permit rule, so ask the city before a new gate or new electrical work.
Right of way. Work in the public right of way, such as a sidewalk, alley or street, can need separate Traffic Engineering or Public Works permits; the right-of-way permit line in city text is (310) 805-5500. The Beach Cities hazard plan also says Manhattan Beach is not in a designated Very High Fire Hazard Severity Zone.
Fire department access. A locked gate can slow emergency crews. Ask the local fire department what it requires, for example a key switch or Knox box, before you install or change an entry.
Design rules. Planned communities and HOAs can limit gate style, height and color. Ask first, and we can give you a written scope for their review.
Entrapment protection. The UL 325 standard covers automatic gate operators and calls for devices such as photo eyes or contact edges. We test these devices every time we repair an operator.

Manhattan Beach gate repair: questions we hear
Is there gate repair near me in Manhattan Beach?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in Manhattan Beach (ZIP 90266) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in Manhattan Beach?
Yes. Electric gate repair near me in Manhattan Beach means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in Manhattan Beach?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
Hum without movement points to a binding gate or a failed capacitor, gear or arm. Keep the operator off, and we free the gate and test the parts.
How much does gate repair cost in Manhattan Beach?
A sensor, remote or hinge costs far less than an operator or a rebuilt post. We quote after we see the problem and before we start, so you know the price first.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP code do you serve in Manhattan Beach?
Street addresses in Manhattan Beach use ZIP code 90266. ZIP code 90267 is for PO boxes only, according to zip-codes.com. Call us with your address if you are not sure we reach you.
Can you repair a gate on a hillside driveway in Manhattan Beach?
Wikipedia describes the Hill Section as steep hills with ocean and city views. On a slope a sliding gate can drift and a swing gate can stress its hinges. We check the hinges, track, stops and operator settings so the gate holds where it should.
What happens to my electric gate during a power shutoff?
Without power an electric gate depends on its backup battery or a manual release. Southern California Edison usually notifies customers about two days before a planned Public Safety Power Shutoff, according to the Beach Cities hazard plan, so test the battery before one. We can also show you where the manual release is.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in Manhattan Beach too?
Yes. See garage door repair in Manhattan Beach for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
