What customers say
Real reviews from our Google listing, copied as the customers wrote them.
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

Tract homes, older railroad-town streets and apartments
Perris grew around a railroad depot in 1885 and is in Riverside County. According to the Census Bureau's American Community Survey (2024 one-year estimates), about 79 percent of its housing units are single-family detached homes, about 11 percent are in buildings of five or more units, about 7 percent are mobile homes, about 67 percent of occupied homes are owner-occupied and the median home was built in 2000.
Builder pages list planned communities such as Green Valley Ranch and Park West, some with homeowners association dues. Those are marketing sources, and we could not confirm which Perris communities are gated, so check your own association's rules. Older small homes near downtown and apartment entries can still have original hinges, latches and operators.
On a tract home from the 1990s or 2000s we usually look at the battery, the sensors and the keypad first. On an older gate we start with hinges, rollers and the frame, then test the electronics.

Why gates in Perris stop working
These are the faults we hear about most. The real cause is confirmed on site.
| Symptom | Common cause | What we do |
|---|---|---|
| Gate stuck open or stuck closed | A failed operator, a locked manual release or a power fault | Use the manual release as the maker directs, then diagnose the operator |
| Gate reverses without touching anything | Dirty photo eyes, a bent bracket or a force setting that is too low | Clean and realign the photo eyes and reset the force |
| Gate swings or slides unevenly | A leaf out of level, worn hinges or a loose track | Level the leaf, replace hinges, tighten the track |
| Clicking sound but no movement | A weak battery or a failed starting capacitor | Test the battery and the capacitor and replace the weak one |
| Solar gate stops after a few cycles | A weak panel, an old battery or shade on the panel | Test the panel and the battery, clean or move the panel |
| Remote or keypad gives no response | Dead batteries, a lost code or a receiver fault | Replace batteries, reprogram the code, test the receiver |
Do not run an operator against a gate that is jammed or dragging.

What the Perris Valley does to a gate
Wikipedia's climate table for Perris, citing Western Regional Climate Center data, lists mean daily highs near 97 degrees in July and August, record highs of 110 degrees or more in summer and about 10.4 inches of rain a year. Heat ages batteries and plastic parts and dries out lubricants.
On October 24, 2019, Southern California Edison listed some Perris homes in a public safety power shutoff alert during Santa Ana winds, according to Patch. A shutoff can leave an electric gate stuck unless its backup battery is healthy. We found no Perris-specific wind statistics.
Once or twice a year, wipe the sensor lenses, clear dust from the track, check the hinges and test the backup battery.
- Replace aging backup batteries before summer
- Wipe sensor lenses and clear the track
- Check hinges and latches after Santa Ana wind

Permits, HOAs and emergency access in Perris
City permits. The City of Perris handles building permits through its Building and Safety Division at 135 N. D Street, with applications through the city's online portal, linked from cityofperris.org. The city's own documents list more than one phone number for the division, so check the website for the current one. The city pages we found do not say whether a gate, a gate operator or its wiring needs a permit, so call the city before a new gate or new electrical work.
Fire department access. A locked gate can slow emergency crews. Ask the local fire department what it requires, for example a key switch or Knox box, before you install or change an entry.
Design rules. Planned communities and HOAs can limit gate style, height and color. Ask first, and we can give you a written scope for their review.
Entrapment protection. The UL 325 standard covers automatic gate operators and calls for devices such as photo eyes or contact edges. We test these devices every time we repair an operator.

Perris gate repair: questions we hear
Is there gate repair near me in Perris?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in Perris (ZIP codes 92570 and 92571) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in Perris?
Yes. Electric gate repair near me in Perris means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in Perris?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
Hum without movement points to a binding gate or a failed capacitor, gear or arm. Keep the operator off, and we free the gate and test the parts.
How much does gate repair cost in Perris?
A sensor, remote or hinge costs far less than an operator or a rebuilt post. We quote after we see the problem and before we start, so you know the price first.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP codes do you serve in Perris?
Perris homes use ZIP codes 92570 and 92571. ZIP code 92572 is for PO boxes and 92599 belongs to a company. Some 92570 and 92571 addresses are in unincorporated areas such as Mead Valley, so call us with your address if you are not sure we reach you.
Does heat wear out gate batteries and boards in Perris?
Wikipedia lists mean daily highs near 97 degrees in July and August for Perris. Heat ages batteries and plastic parts and can shorten the life of a control board in a sun-baked box. We test the battery and the board and replace what has weakened.
Do I need HOA approval to repair a gate in Perris?
Rules differ by association. A new gate, a new design or a color change is more likely to need approval than a repair that keeps the gate as it is. Builder pages list HOA dues for some Perris communities, but we could not confirm which are gated, so ask your association.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in Perris too?
Yes. See garage door repair in Perris for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
