Newer valley houses on the north side of El Centro
According to the Census Bureau's 2020-2024 estimates, the median home in Imperial was built in 2002, the newest median among the desert cities we cover. About 70 percent of occupied homes are owner-occupied and about 77 percent of all homes are detached houses. The Census reports no mobile homes in the city. A door from the early 2000s may still be on its first set of springs and an early opener, which is a general note and not a Census figure. We could not verify any named subdivision or homeowners association.
Wikipedia says Imperial was created by the Imperial Land Company and named by George Chaffey, with a post office in 1901 and a townsite plotted in 1902. It incorporated on July 12, 1904, the first city in the valley to do so, and lost the county seat to El Centro in 1907. The old downtown business corner was Imperial Avenue and Barioni Boulevard, and the California Mid-Winter Fair, usually held in late February or early March, takes place at the fairgrounds. The city sits about 59 feet below sea level.
Larger doors on newer homes are heavy, and a spring set to the wrong tension strains the opener. Tell us your cross street and what the door does, and we book the soonest visit. We weigh and balance each door before choosing springs.

What Imperial conditions do to a garage door
Wikipedia's climate table uses NOAA 1991-2020 normals for the Imperial station. The mean daily high is 104.5 degrees in August and 67.5 in December, and the mean daily low in August is 78.4. The record high is 124 degrees, reached in July and August, and annual rainfall averages 2.76 inches, with December the wettest month at 0.39. Heat like this wears out seals and lubricant, so older rubber cracks first.
Wikipedia says the North American Monsoon brings humidity from July through September, with daily thunderstorms and dust storms, and that remnants of eastern Pacific hurricanes occasionally cause flash flooding. The Imperial Irrigation District set a record peak demand of 1,177 megawatts on September 5, 2024. A monsoon storm on August 25, 2025 left more than 4,000 customers without power from Bombay Beach to Calexico and brought down nearly 300 IID poles, but the news report does not name Imperial. The 1979 earthquake destroyed many old downtown buildings and the old City Hall, and the 2010 El Mayor-Cucapah earthquake produced very strong shaking in the city. We found no damage report for it.
Before summer, wipe the tracks, oil the rollers and hinges and learn where the manual release is. After a storm, quake or outage, check that the door still moves level before you trust the opener.
- Know where the manual release is
- Check the bottom seal each summer
- Have the door checked after strong shaking

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

Battery backup, permits and design rules in Imperial
Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
City permits. Imperial is its own city, so its rules come from the City of Imperial, not Imperial County and not Imperial Beach. The city's website has moved to imperial.ca.gov. The Community Development Department is at 420 South Imperial Avenue, Suite 101. City documents seen in search results list (760) 355-1152 for the office and (760) 355-1151 for inspection requests, and say permit applications go through an online portal. The city site did not open for us, so confirm the numbers. We could not confirm whether a garage door or opener replacement needs a permit.
Other rules. We found no hillside, historic district or homeowners association rule for Imperial, and we could not verify whether your street is in a very high fire hazard severity zone. Imperial County Planning in El Centro handles unincorporated areas only, so do not take a city job there.

Imperial garage door repair: questions we hear
Is there garage door repair near me in Imperial?
Yes. Emil Garage Doors repairs garage doors in Imperial (ZIP 92251) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Imperial?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Imperial?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Imperial?
Homes in the city of Imperial use ZIP code 92251, the city's only ZIP code. We also serve nearby El Centro, Brawley and Calexico, so call us if you are not sure we reach your address.
Is your Imperial page for Imperial Beach?
No. This page is for the city of Imperial in Imperial County, about 4 miles north of El Centro. Imperial Beach is a separate city in San Diego County, and it has its own page.
Does a garage door replacement in Imperial need a permit?
We could not confirm a garage-door-specific permit rule for Imperial. Call the Community Development Department at (760) 355-1152 to ask whether your job needs a permit, and confirm that number with the city first.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Imperial?
Yes. See gate repair and electric gate repair.
