What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review

Tract homes around the largest natural lake in the region
According to the Census Bureau's 2024 estimates, the median home in Lake Elsinore was built in 2000. About 69 percent of occupied homes are owner-occupied, about 76 percent of all homes are detached houses and roughly one in eight sits in a building with five or more units. The Census reports the median owner-occupied home value at about $603,100. A door from around 2000 has typically opened and closed many thousands of times, which is when the original springs and opener start to wear out.
Wikipedia describes the lake as about 3,000 acres and the largest natural freshwater lake in Southern California, with the Elsinore Mountains and the Cleveland National Forest to the west. It names Alberhill Ranch, Summerly, La Laguna Estates, Tuscany Hills, Canyon Hills and Rosetta Canyon among the newer areas. Real-estate sites, which are weaker sources, say some of these have homeowners associations. We could not verify which ones are gated or what any association requires for a replacement door.
Many Lake Elsinore garages hold two or three cars behind wide doors, and a wide door puts more strain on the springs and the opener. Tell us your cross street and what the door does, and we book the soonest visit. We weigh and balance each door before choosing springs.
- Springs and openers on doors from around 2000
- Wide two- and three-car doors on tract homes
- Opener replacement with battery backup

What your garage door is telling you in Lake Elsinore
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| The door is heavy and will not stay up | A spring has lost tension or broken | Replace the springs as a set and rebalance the door |
| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |
| The opener runs but nothing moves | A stripped gear, broken spring or a disconnected door | Test the opener, repair or replace the failed part |
| The door closes crooked | A stretched or slipped cable | Replace the cable and level the door |
| The remote works only close to the door | A weak battery, receiver or antenna | Replace the battery and test the receiver |
Do not run a door that is crooked or heavy.

What Lake Elsinore weather does to a garage door
Wikipedia's climate table, based on 1991-2020 normals from the National Weather Service, puts the average daily high at 96.5 degrees in July and 97.8 in August. The record high is 118 degrees on August 12, 1933. Annual rainfall is 11.65 inches, mostly in winter, with January the wettest month at 2.97 inches. We could not confirm the weather station. Months of heat dry out rubber seals and thin the grease on rollers and hinges.
Wikipedia lists floods of the lake and the city in 1862, 1884, 1916, 1969 and 1980, and says the 1980 rains destroyed homes and businesses. Fire is a more recent worry. The Holy Fire in August 2018 and the Wildomar Fire in October 2017 both led to evacuation orders for people in or near the city. In June 2025 the mayor said the share of the city in high fire-risk areas had grown under the State Fire Marshal's new maps. We found no Lake Elsinore wind statistic; a January 2021 Santa Ana wind forecast for the Riverside County valleys cited gusts near 55 miles an hour but did not name the city.
Before summer, wipe the tracks, oil the rollers and hinges, and listen for a door that strains. Press the test button on the battery backup, because wind and fire seasons can cut the power.
- Oil rollers and hinges before summer
- Test the battery backup twice a year

Battery backup, permits and design rules in Lake Elsinore
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Lake Elsinore is its own city, so its rules come from Lake Elsinore Building and Safety, 301 N. Spring Street, phone (951) 674-3124, with an online self-service portal at lake-elsinore.org. The city's development process sheet says a permit is required to construct, alter, repair, convert or replace a building or its electrical, gas, mechanical or plumbing systems. A garage door or opener is not on its exempt list, but the sheet does not say a door replacement needs a permit either. We could not confirm a garage-door-specific rule, so ask Building and Safety before the work.
Fire zones. The State Fire Marshal's new maps put more of the city in high fire-risk areas, according to the mayor in June 2025. No source we found says which streets, so we could not verify whether yours is in one. Check the state map and ask the city if you are near the hills.

Lake Elsinore garage door repair: questions we hear
Is there garage door repair near me in Lake Elsinore?
Yes. Emil Garage Doors repairs garage doors in Lake Elsinore (ZIP 92530 and 92532) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lake Elsinore?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lake Elsinore?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lake Elsinore?
Lake Elsinore homes use ZIP codes 92530 and 92532, according to zip-codes.com. Some Wildomar addresses also use them, so a ZIP code alone does not prove you are inside the city. ZIP code 92531 is for PO boxes only. Call us with your street and we confirm we reach it.
Does a garage door replacement in Lake Elsinore need a permit?
We could not confirm a garage-door-specific permit rule. The city says a permit is needed to alter, repair or replace a building, and a garage door is not on its exempt list, but it does not name garage doors. Call Lake Elsinore Building and Safety at (951) 674-3124 to ask about your job.
Is my Lake Elsinore home in a high fire hazard zone?
We could not verify this. The mayor said in June 2025 that more of the city is now mapped as high fire risk, but no source we found lists streets. Look up your address on the State Fire Marshal's map or ask the city before you order a new door.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Lake Elsinore?
Yes. See gate repair and electric gate repair.
