Newer tract homes next to the Sun City retirement community
According to the Census Bureau's 2024 estimates, the median home in Menifee was built in 2001, the newest of the four cities we are writing about in this part of Riverside County. About 78 percent of occupied homes are owner-occupied, and about 84 percent of all homes are detached houses, so most have their own garage. The median owner-occupied home value is about $586,100, and the Census shows about 5 percent of homes as mobile homes. Doors from the early 2000s are now reaching the end of their rated spring cycles.
Wikipedia says Del Webb planned Sun City in 1960 and opened it in June 1962 as a community for people aged 55 and older, and that it became part of Menifee when the city incorporated on October 1, 2008 together with Quail Valley, Romoland and surrounding areas. Real-estate guides, which are weaker sources, describe The Oasis and Menifee Lakes as gated and name Heritage Lake and Audie Murphy Ranch as master-planned communities with associations. We could not verify which are gated or what any association requires for a door.
Older Sun City garages can hold doors and openers that have been repaired many times, while newer tracts have wide, heavy doors. Tell us your cross street and what the door does, and we book the soonest visit. We add a battery backup whenever we replace an older opener.

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What Menifee weather does to a garage door
Wikipedia gives Menifee a dry-summer subtropical climate. A third-party chart it cites puts average highs at 89 degrees in June, 97 in July and 98 in August, and the record high is 117 degrees on June 20, 2016. Annual rainfall figures on the same page disagree with each other, so we do not quote one. A door gets its heaviest use on hot afternoons, and heat dries out the grease on rollers and hinges.
Salt Creek crosses Bradley Road at ground level and overtops in a 2-year storm, which the city says can cut off communities in major rain. The city's homepage reports the Freedom Bridge at Bradley Road as completed to address flooding. On October 24, 2019, Southern California Edison considered a public safety power shutoff that included Menifee homes. On January 19, 2021, a shutoff named Menifee among the Riverside County cities where 14,782 customers lost power, with valley gusts forecast near 55 miles an hour. A June 2025 news story lists parts of Menifee among places now mapped High or Very High fire risk, though we could not verify which parts.
Wipe the tracks and oil the rollers and hinges before summer, and press the test button on the battery backup. Learn where the manual release is, because a shutoff can leave the door closed.

Battery backup, permits and design rules in Menifee
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Menifee is its own city, so its rules come from the City of Menifee. City Hall is at 29844 Haun Road, phone (951) 672-6777, open Monday to Friday 8:00 a.m. to 5:00 p.m., and the city site menifee.ca.gov has a Building and Safety link. We could not read a Menifee permit page, so we could not confirm whether a garage door or opener replacement needs a permit. Ask the city's Building and Safety division before the work.
Fire zones and associations. A June 2025 news story says parts of Menifee are now mapped High or Very High fire risk, and we could not verify which streets. In The Oasis, Menifee Lakes and other planned communities, check your association's door rules before you order.

Menifee garage door repair: questions we hear
Is there garage door repair near me in Menifee?
Yes. Emil Garage Doors repairs garage doors in Menifee (ZIP 92584, 92585, 92586, 92587 and 92596) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Menifee?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Menifee?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Menifee?
Menifee homes use ZIP codes 92584, 92585, 92586, 92587 and 92596, according to Wikipedia and zip-codes.com. ZIP code 92587 also reaches Canyon Lake, which is a separate city, so a ZIP code alone does not prove you are inside Menifee. Call us with your street and we confirm we reach it.
Does a garage door replacement in Menifee need a permit?
We could not confirm a garage-door-specific permit rule for Menifee, because we could not read a city page on it. Call the City of Menifee at (951) 672-6777 and ask for Building and Safety to find out whether your door or opener work needs a permit.
What do I do with my garage door during a power shutoff in Menifee?
Pull the red emergency release cord to open the door by hand, and keep your hands away from the springs and cables. If the door feels very heavy or will not stay up, a spring may be broken, so stop and call us. A battery backup on the opener keeps it running when the power is out.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Menifee?
Yes. See gate repair and electric gate repair.
