Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review
Came out same day I place the request & was very professional and helpful. I’m pleased how quickly he got the job done and the garage door is working great now.Shawntae · Google review
I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

One of the older housing stocks in the Central Valley
According to the Census Bureau's 2024 estimates, the median home in Lodi was built in 1978, and about one in four homes, roughly 25 percent, went up before 1960. The biggest building decade was the 1980s. About 58 percent of homes are owner-occupied and about 69 percent are detached houses, with apartment buildings making up much of the rest. The Census puts the median owner-occupied home value at about $517,600. A door on a house from the 1950s or the 1980s has often had a spring, a roller set or an opener replaced already, and sometimes more than once.
Lodi has a settled look in places. A school stood near Cherokee Lane and Turner Road in 1859, voters incorporated the city on December 6, 1906, and the Lodi Arch of 1907, in Mission Revival style, is on the National Register of Historic Places, according to Wikipedia. A real-estate page, a weaker marketing source, describes early-20th-century bungalows and ranch-style homes with stucco near downtown. We found no neighborhood overlay or homeowners association rules to quote.
Older garages tend to have narrower doors and tracks that have been repaired before. Tell us the cross street, how old the door looks and what it does, and we book the soonest visit. We weigh and balance the door before choosing springs.
- Original springs and rollers on older doors
- Narrower single and two-car doors
- Opener replacement with battery backup

What your garage door is telling you in Lodi
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| The door is heavy and will not stay up | A spring has lost tension or broken | Replace the springs as a set and rebalance the door |
| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |
| The opener runs but nothing moves | A stripped gear, broken spring or a disconnected door | Test the opener, repair or replace the failed part |
| The door closes crooked | A stretched or slipped cable | Replace the cable and level the door |
| The remote works only close to the door | A weak battery, receiver or antenna | Replace the battery and test the receiver |
Do not run a door that is crooked or heavy.

What Lodi weather does to a garage door
Wikipedia's Lodi climate table, which cites the Western Regional Climate Center, puts average highs at 87.6 degrees in June, 91.8 in July and 90.8 in August, with about 65 days a year at or above 90 degrees and a record high of 111 on June 15, 1961. July nights typically fall into the 50s because of the nearby Delta. Annual rainfall is around 18 to 19 inches, and the article says winters are cool and wet, often with dense ground fog. Summer heat bakes rubber seals and dries out lubricant.
Tule fog is a Central Valley winter condition, not a Lodi record: it forms from November through March, usually after the first big rain, and can last for days. The Delta breeze, a marine air surge through the Delta gap, often caps highs near the Delta around 90 degrees, with afternoon and evening gusts of 15 to 25 mph, according to a TV station explainer and forecast notes. We found no Lodi wind record. Lodi runs its own city-owned electric utility, so a power outage report goes to the city. The Mokelumne River runs along the north edge of town, and a San Joaquin County document says flooding there dropped after Camanche Dam was built in 1963. We did not verify any flooding of Lodi homes.
Before the hot months, wipe the tracks, oil the rollers and hinges and test the battery backup. In damp winter weather, check the bottom seal and wipe away mud or leaves.
- Oil rollers and hinges before summer
- Check the bottom seal in winter
- Test the battery backup twice a year

Battery backup, permits and design rules in Lodi
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Lodi is its own city, so its rules come from the City of Lodi. City Hall is at 221 W. Pine Street, with a main line of (209) 333-6700 read on lodi.gov. The Building Division sits in the Community Development Department at the same address, and a third-party permit guide lists (209) 333-6714, which we could not confirm because the city's building page did not open for us. Third-party guides say a like-for-like door replacement in the same opening usually needs no permit, but we could not confirm a garage-door-specific rule from the city. Ask the Building Division before the work.
Neighborhood rules. We found no verified hillside, fire-zone or local historic overlay for Lodi, which is flat. If your home is in a planned community, check any association's door guidelines before you order.

Lodi garage door repair: questions we hear
Is there garage door repair near me in Lodi?
Yes. Emil Garage Doors repairs garage doors in Lodi (ZIP 95240 and 95242) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lodi?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lodi?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lodi?
Lodi homes use ZIP codes 95240 and 95242. ZIP code 95241 is for PO boxes only. Some Lodi-area addresses outside the city limits use the same ZIP codes, so call us with your street and we confirm we reach it.
Does a garage door replacement in Lodi need a permit?
We could not confirm a garage-door-specific permit rule from the city. Third-party guides say a like-for-like replacement in the same opening usually needs none, while changing the opening or structural work can. Call the City of Lodi Building Division to ask about your job.
Will summer heat shorten the life of my Lodi garage door?
Heat does not break a door on its own, but it dries out lubricant and ages seals, and Lodi sees about 65 days a year at or above 90 degrees. Springs also wear with every open and close. Oil the moving parts before summer and call us if the door feels heavy or noisy.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Lodi?
Yes. See gate repair and electric gate repair.
