What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

One of the smallest cities in the county, with some of the oldest houses
According to the Census Bureau's 2020-2024 estimates, Maywood has about 6,700 housing units and the median home was built in 1953. About two thirds of the homes date from 1959 or earlier, about 81 percent from 1969 or earlier and about 87 percent from 1979 or earlier. Original springs, rollers and openers on houses this age have had decades of daily use.
The same estimates put about 68 percent of units in single-family homes, with about 54 percent detached, and about 70 percent of occupied homes are rented. Maywood covers only about 1.2 square miles, the third-smallest city in Los Angeles County by area, so many streets hold small houses close together. We measure the opening and check the springs against the weight of the door before we choose parts.
Maywood was incorporated on September 2, 1924, and Chrysler, Ford and Willys-Overland all ran auto plants here at different times. Slauson Avenue runs east and west and Atlantic Boulevard north and south through the city. We replace worn original parts on older doors, and we test the whole door before we leave.

What Maywood weather does to a garage door
Wikipedia describes Maywood summers as warm, with highs in the 80s and an August average high near 89 degrees. Winters are mild, with highs in the 60s and an average December low near 47, and the city gets about 15 inches of rain a year, most of it in February. Summer heat dries out lubricant and ages plastic parts, and winter rain settles into tracks and under bottom seals.
Santa Ana winds blow across the Los Angeles area in autumn and winter and bring warm, dry air. We found no Maywood-specific wind or outage records, but a power cut can happen on any street, and an opener without a working battery backup cannot lift the door. Know where the manual release is and test it.
Once a season, wipe dust off the tracks, oil the rollers and hinges, and press the test button on the battery backup. Check that the two sensors near the floor still face each other.
- Oil rollers and hinges before summer
- Test the battery backup twice a year
- Check the bottom seal after the rainy months

Battery backup, permits and design rules in Maywood
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
Maywood permits. Maywood is its own city, so its building department at City Hall, 4319 E. Slauson Avenue, sets the permit rules, not Los Angeles. The city website has a Building Permit page and an inspection appointment page, but we could not confirm a garage-door-specific rule, so ask the city before a replacement. City Hall's main number is 323-562-5700, and the Los Angeles County locator lists hours Monday through Friday, 8 a.m. to 5 p.m. See cityofmaywood.com.

Maywood garage door repair: questions we hear
Is there garage door repair near me in Maywood?
Yes. Emil Garage Doors repairs garage doors in Maywood (ZIP 90270) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Maywood?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Maywood?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Maywood?
Maywood uses ZIP code 90270, which is the only ZIP code for the city. Call us if you are not sure we reach your address.
Does a garage door replacement need a permit in Maywood?
We could not confirm a garage-door-specific permit rule for Maywood. The city sets its own rules, so ask the building department at City Hall on 323-562-5700 before a replacement or a new opener.
Should I repair or replace an old garage door in Maywood?
The median home in Maywood was built in 1953, so many doors and openers are decades old. A single broken spring or cable can be repaired. If the panels are damaged or the opener has no battery backup, a new door and opener may cost less than repeated repairs. We look at the whole door and tell you before we start.
Can a handyman fix a garage door?
A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Maywood?
Yes. See gate repair and electric gate repair.
