Moreno Valley areas we serve
Areas are described by their landmarks, from local sources. Call if yours is not listed.

| West side, near the Moreno Valley Mall | The mall at 22500 Town Circle, on the site where Riverside International Raceway ran from 1957 to 1989, according to Wikipedia | Tract homes from the 1980s and later, with springs and openers due for replacement |
| North side, near Sunnymead Ranch Lake | A lake Wikipedia names as a landmark, in the area of the former Sunnymead community | Older streets where original doors and tracks have had many repairs |

A long city of tract houses built since the 1980s
According to the Census Bureau's 2020-2024 estimates, the median home in Moreno Valley was built in 1988. About 77 percent of homes are detached single-family houses, about 63 percent of occupied homes are owner-occupied, and about one in seven homes sits in a building with five or more units. With a typical house from the late 1980s, many doors here are now old enough to need new springs, rollers and openers. Springs are rated for a set number of open-and-close cycles, and a busy family door reaches that rating sooner than a rarely used one.
Wikipedia says Moreno Valley was incorporated on December 3, 1984, from the communities of Sunnymead, Edgemont and Moreno, and covers about 51.5 square miles. It is a long city: the Moreno Valley Mall sits in the west and Rancho Belago, which a 2007 city council resolution named for the eastern half, lies far to the east. Real-estate listings, a weaker source, describe parts of Rancho Belago as 55-plus or as gated enclaves with association fees. We could not verify which streets those are or what any association requires for a door.
Tract homes often have wide two-car doors that are heavier than they look. We weigh and balance each door before we choose springs, and we add a battery backup when we replace an older opener. Tell us your cross street and what the door does, and we book the soonest visit.
- Springs near their rated cycles on 1980s and 1990s doors
- Wide, heavy two-car doors on tract homes
- Opener replacement with battery backup

What Moreno Valley weather does to a garage door
Wikipedia classes Moreno Valley as semi-arid. Its climate table, which cites weather-channel averages and names no weather station, puts the average August high at 96 degrees and the January high at 68, with a record high of 118 degrees in July 2018 and about 9.94 inches of rain a year, mostly in December. Long hot summers dry out rubber seals and lubricant and make an aging spring work harder.
Wind arrives in single events. During the Santa Ana wind of February 2, 2022, the National Weather Service reported peak gusts of 50 to 70 mph on the slopes and 30 to 50 mph across the Inland Empire, and lines came down on Pecan Place in Moreno Valley, according to Riverside County Fire and the CHP. A high wind warning for October 28 to 30, 2023 listed Moreno Valley with peak gusts of 50 to 65 mph. On April 3, 2026 the Springs Fire started on Gilman Springs Road east of the city, burned 4,176 acres and was fully contained on April 8, with evacuation orders in many Moreno Valley zones lifted by April 5, according to CAL FIRE. We could not verify seasonal wind averages or Moreno Valley power-shutoff counts.
As general advice, not a Moreno Valley statistic, a door left open in a strong gust can be bent or knocked off its track, so close it when the wind is up. Twice a year, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup.
- Close the door before a wind event
- Oil rollers and hinges before summer
- Test the battery backup twice a year
What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina Β· Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
City permits. Moreno Valley is its own city, so its rules come from the City of Moreno Valley. Building and Safety takes calls at 951.413.3350 and Planning at (951) 413-3206, and the website is moval.gov. The city's permit FAQ lists work that needs a permit, such as patio covers, structural changes and re-roofing over 100 square feet, but it does not mention garage doors or openers. We could not confirm whether a door or opener replacement needs a permit, so call Building and Safety before the work.
Fire and planned communities. We could not verify which Moreno Valley streets sit in a fire hazard zone, so ask the city if your home is near the eastern edge. In Rancho Belago and other planned communities, check your association's rules on door style and color before you order.

Moreno Valley garage door repair: questions we hear
Is there garage door repair near me in Moreno Valley?
Yes. Emil Garage Doors repairs garage doors in Moreno Valley (ZIP 92551, 92553, 92555 and 92557) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Moreno Valley?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Moreno Valley?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Moreno Valley?
Moreno Valley homes use ZIP codes 92551, 92553, 92555 and 92557, according to zip-codes.com. ZIP codes 92552, 92554 and 92556 are for PO boxes only. We also serve nearby Riverside and Perris, so call us if you are not sure we reach your address.
Does a garage door replacement in Moreno Valley need a permit?
We could not confirm a garage-door-specific permit rule for Moreno Valley, because the city's permit FAQ does not mention garage doors or openers. Call Building and Safety at 951.413.3350 to ask whether your door or opener work needs one.
What should I do with my garage door during a power outage in Moreno Valley?
Most of the city is served by Southern California Edison, and the city-owned Moreno Valley Utility serves mainly newer development. Either way, pull the red release cord to open the door by hand, and call us if the door feels very heavy, because that can mean a broken spring. A battery backup lets the opener run through an outage.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Moreno Valley?
Yes. See gate repair and electric gate repair.
