A large city with many decades of housing
According to the Census Bureau's 2020-2024 estimates, the median home in San Bernardino was built in 1973. About half of occupied homes are owner-occupied, about 61 percent of all homes are detached single-family houses, and roughly one in six sits in a building with five or more units. With homes that mixed, we start every visit with the door in front of us, not with assumptions about the neighborhood.
Wikipedia names neighborhoods including Downtown, the University District, Seccombe Park, the Base Line corridor, the Mount Vernon Avenue area on the West Side, Arrowhead Springs and Muscupiabe, which locals call the Triangle. The city also holds hills such as Perris Hill and Kendall Hill. We found no verified gated or planned community and no verified historic-district rule that touches garage doors, so check any association's rules before you order a new door.
A door that is more than fifty years old may have been replaced once, and a door from the 1970s or 1980s has often been through its first springs, rollers and opener. We check the whole door, and where the opener is old we price a battery-backup replacement next to the repair.
- Original springs and rollers on 1970s doors
- Older openers without battery backup
- Worn tracks on doors of mixed ages

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

What San Bernardino weather does to a garage door
Wikipedia classifies San Bernardino as a hot-summer Mediterranean climate and cites NOAA normals for 1981 to 2010 without naming the station. Those normals show average highs of about 96 degrees in July and 97 in August and about 16 inches of rain a year. Wikipedia lists a record high of 117 and a 118 degree reading on July 6, 2018. Long heat dries out rollers and hinges and ages seals.
Wikipedia says Santa Ana winds can reach about 60 miles an hour, bring down power lines and raise wildfire danger on the foothill side. The Old Fire began on October 25, 2003 near Old Waterman Canyon Road and burned more than 91,000 acres, and evacuation orders for the Line Fire on September 7, 2024 extended into San Bernardino foothill neighborhoods. We found no verified record of San Bernardino power outages, so test the battery backup and know where the manual release is.
After a windy spell, wipe the dust and ash off the tracks and check that the sensors near the floor still face each other. Twice a year, oil the rollers and hinges and press the test button on the battery backup.
- Wipe dust and ash off tracks after wind
- Test the battery backup twice a year
- Oil rollers and hinges before summer

Battery backup, permits and design rules in San Bernardino
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. San Bernardino is its own city with its own Building and Safety Division, so its rules come from the City of San Bernardino, not Los Angeles and not the county's separate Building and Safety office. The permit counter is at 201 North E Street, and the division's page says permits are generally required for structural, electrical, plumbing and heating or air conditioning work but never mentions garage doors or openers. We could not confirm a garage-door-specific rule, so call the division at (909) 998-2230, or SB Direct at (909) 998-2000, to ask whether your job needs a permit.
Foothill fire rules. Search results of the city code describe a Foothill Fire Zone Overlay with zones A, B and C, and the city page says the California Fire Code is enforced by the San Bernardino County Fire Protection District. We could not read the code itself, so we could not confirm whether any of it touches a garage door swap. According to our check of CAL FIRE's 2011 map layer, part of the northern foothill edge falls in a Very High zone; that is a rough check of ours, not an official figure, and we did not check the 2025 maps. If your home is on the foothill side, ask the city which rules apply.

San Bernardino garage door repair: questions we hear
Is there garage door repair near me in San Bernardino?
Yes. Emil Garage Doors repairs garage doors in San Bernardino (ZIP 92401, 92403 to 92405, 92407, 92408, 92410 and 92411) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in San Bernardino?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in San Bernardino?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in San Bernardino?
San Bernardino homes use ZIP codes 92401, 92403, 92404, 92405, 92407, 92408, 92410 and 92411. Some of these ZIP codes also reach unincorporated areas next to the city, so call us with your street and we confirm we reach it. We also serve nearby Rialto, Colton, Loma Linda, Highland and Redlands.
Does a garage door replacement in San Bernardino need a permit?
We could not confirm a garage-door-specific permit rule for San Bernardino. The city's Building and Safety page does not mention garage doors or openers. Call the division at (909) 998-2230, or SB Direct at (909) 998-2000, to ask whether your door or opener work needs a permit.
Do foothill fire rules affect a garage door in San Bernardino?
We could not confirm that. The city code has a Foothill Fire Zone Overlay, but we could not read it and could not tell whether it covers a door replacement. If your home is on the foothill side, ask the city which rules apply before you order a new door.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in San Bernardino?
Yes. See gate repair and electric gate repair.
