Master-planned villages and newer tract homes
According to the Census Bureau's 2020-2024 estimates, the median home in Santa Clarita was built in 1987. About 72 percent of occupied homes are owner-occupied, about 61 percent of all housing units are detached single-family houses, and about 20 percent are in buildings of five or more units.
Santa Clarita was incorporated on December 15, 1987, combining Canyon Country, Newhall, Saugus and Valencia, which Wikipedia says keep separate identities. Valencia is a master-planned community developed by Newhall Land and Farming, and a Wikipedia list counts about 75 named residential villages there, two of which, Woodlands and West Hills, it labels as gated. If your entry is gated, give us the gate code or guest-list details when you call.
A house built around the median year now has a door close to 40 years old. A torsion spring is rated for a set number of open-and-close cycles, so original springs, rollers and openers reach the end of their life even when the door looks fine. We check the whole door, not only the part that failed.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

What Santa Clarita weather does to a garage door
According to Wikipedia, the average daily high in Santa Clarita is about 95 degrees in July and August, and the January average low is about 38 degrees. Rain falls mostly from December through March, and summer rain is very rare. Long hot spells dry out lubricant and age plastic parts, and winter rain settles in the lower tracks and under the bottom seal.
Wikipedia says wildfire risk is highest when Santa Ana winds blow in from the Mojave Desert. The Sand Fire began on July 22, 2016 near Soledad Canyon Road and Sand Canyon Road and burned 41,432 acres. The Tick Fire began on October 24, 2019 near Tick Canyon Road in Canyon Country and led more than 4,000 residents of northeast Santa Clarita to evacuate. Local news reports also describe Southern California Edison power shutoffs in the valley during high-wind events, so a manual release and a working battery backup matter.
After a windy spell, wipe dust and ash off the tracks and check that the two sensors near the floor still face each other. Twice a year, oil the rollers and hinges and press the test button on the battery backup.
- Wipe tracks and sensors after wind and ash
- Test the battery backup twice a year
- Check the bottom seal after winter rain

Battery backup, permits and design rules in Santa Clarita
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
Santa Clarita permits. The City's Building and Safety Division, at the Permit Center in City Hall (23920 Valencia Blvd., Suite 140), says owners must get permits before a building is constructed, repaired or altered. Its page does not mention garage doors, so we could not confirm a garage-door-specific rule. Call (661) 255-4935 or see santaclarita.gov/building-safety before a replacement.
Fire zone note. A local news report says CAL FIRE's 2025 recommended maps enlarged the Very High Fire Hazard Severity Zones in the Santa Clarita Valley. We could not confirm whether the City has adopted them or which parcels are inside, so check your address on the CAL FIRE hazard map and ask the City whether exterior door rules apply.

Is there garage door repair near me in Santa Clarita?

What is the average price to repair a garage door in Santa Clarita?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Santa Clarita?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Santa Clarita?
We serve Santa Clarita street addresses in ZIP codes 91321 (Newhall), 91350 (Saugus), 91351 and 91387 (Canyon Country) and 91354 and 91355 (Valencia), plus the Canyon Country and Saugus part of 91390. Call us if you are not sure we reach your address.
Do you also serve Stevenson Ranch and Castaic?
Yes. Stevenson Ranch, Castaic, Val Verde and Agua Dulce are unincorporated communities just outside the city limits, and we serve them as well. Tell us your street when you call and we book the soonest visit.
Does a garage door replacement need a permit in Santa Clarita?
We could not confirm a garage-door-specific permit rule. The City's Building and Safety page says owners must get permits before a building is constructed, repaired or altered, so call (661) 255-4935 before a replacement.
Can a handyman fix a garage door?
A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Santa Clarita?
Yes. See gate repair and electric gate repair.
